Yes — anything structural, electrical, plumbing, or exterior in Palm Beach County needs permits, and unpermitted work surfaces at sale time. We pull the permits and close them out properly.
Hardie board is fiber-cement siding — it doesn't rot, termites don't eat it, and it holds paint far longer than wood in Florida humidity. We remove the rotten wood siding, fix what's underneath, and install Hardie to manufacturer spec.
Usually, yes — but it depends on whether the wall is load-bearing. As a general contractor we assess the structure, engineer the beam if needed, and do it safely and to code.
