Permitting & Product Approval

One City desk, one product approval number

Greenacres runs its own Development & Neighborhood Services / Building Division out of City Hall at 5800 Melaleuca Lane, separate from unincorporated Palm Beach County, with an ePermit portal handling applications, plan review, and inspection scheduling in one system. Florida law requires the contractor of record to hold that permit and stand for the final inspection — we do, every time, through the City's own portal.

Greenacres sits a few miles inland, so it's generally outside the Florida Building Code's Wind-Borne Debris Region — but this ground has taken direct hurricane hits before. The city was founded in 1923 and incorporated in 1926, the same year the Great Miami Hurricane nearly leveled it; residents rebuilt only to be hit again by the 1928 hurricane. In 2026 Greenacres marks its centennial, and that history is exactly why the Florida Building Code still requires wind-resistant construction here even without the coastal debris-region designation. Every window and door we install — CGI, PGT WinGuard, ES, or Monogram — carries a Florida Product Approval matched to your address.

Frame color is a board decision in Covered Bridge

We install across Cresthaven, Lucerne Lakes, Lucerne Park, Sherwood Lakes, Springhill, Covered Bridge, Palm Beach Villas, and the newer Royal Palm Estates and Pawleys Plantation Golf & Country Club area near the city's western edge. Greenacres carries a large share of condos, villas and townhomes — Covered Bridge and Palm Beach Villas among them — where HOA or condo-board sign-off on frame color and finish is typically required alongside the City permit; we prepare that submittal as part of the job.

Step onto one of the older single-family blocks — Cresthaven, the Lucerne Lakes era, built roughly 1970-1999 — and there's usually no HOA review at all, just a concrete-block home where the homeowner picks the frame color and we go straight to the City permit. Housing stock here spans 1950s-60s near the older core, that large 1970-1999 concrete-block wave, and 2000s-and-newer construction toward Royal Palm Estates — useful context for window age and condition.
