Delray Beach is an incorporated city, not unincorporated county land, so it runs its own permitting through the Development Services Building Division at 100 NW 1st Avenue (561-243-7200), with its own submittal process separate from both the county and neighboring cities. The City has been rolling out its eServices portal for online applications alongside an ePlans digital plan-review system as more permit types come online. A licensed roofing contractor must hold the permit and be present at final inspection; we confirm your parcel is genuinely inside city limits before we write the estimate.

All of Delray Beach sits inside the Wind-Borne Debris Region. The county's published wind-speed maps place the oceanfront and Intracoastal parcels in the same roughly 170 mph-and-up Risk Category II contour that runs the length of the coast — including neighboring Boynton Beach to the north — stepping down toward the mid-160s as you move inland toward I-95. Tile and metal systems each carry their own product-approval requirements; we confirm the product approval for your exact address before we quote, so what goes on the roof passes the City's inspection.

Historic Districts & HOA

Del-Ida Park to Kings Point

A re-roof or material change on a contributing structure in Del-Ida Park, the Old School Square Historic Arts District, Nassau Park, the Marina Historic District or the West Settlers Historic District requires a Certificate of Appropriateness from the City's Historic Preservation Board — roof material, profile and color are commonly reviewed there, and on Del-Ida Park's 1923-platted Mediterranean Revival and Craftsman Bungalow homes that review tends to be strictest. We prepare that submittal alongside the City permit so the project doesn't stall between the two.

Further west, Kings Point and Rainberry Bay — both large 55+ gated communities — run their own condo or HOA architectural approval on roof color and material, and on many Kings Point units the condo association's dues already cover roofing as part of exterior maintenance, which changes who actually orders and pays for the job even though we're still the crew doing the work. Lake Ida and Osceola Park, established non-gated neighborhoods, and the canal-front lots of Tropic Isle in East Delray don't carry that same historic or association-review layer, so those re-roofs move on the City permit alone. We confirm which review, if any, applies to your address before we finalize a design.
