Home Remodeling · The Acreage, FL
Licensed Florida General Contractor CGC1528750 · Certified Roofing Contractor CCC1332751
Whole-home renovations, additions, structural changes and siding replacement across The Acreage — permitted through Palm Beach County's Planning, Zoning & Building Division, engineered to your parcel's actual Wind-Borne Debris Region rating, and staged around ITID's roadside swales and your acre-plus lot's long driveway.
Why Us
Randolph Scott Bell is the only Palm Beach County contractor who is also a certified energy engineer, and he inspects every Acreage remodel himself. An Acreage house typically sits alone on an open acre with little shade or wind-break, so a remodel here is exactly where that combination earns its keep: while the walls are open we specify the insulation, air-sealing and opening details that keep the house both code-compliant and comfortable. Every job carries a written one-year workmanship warranty.
What We Build
Permitting & Wind Load
The Acreage is unincorporated Palm Beach County — there is no separate Village or Town of The Acreage building department. Permits go through the county's Planning, Zoning & Building Division at 2300 North Jog Road in West Palm Beach, or online through the county's ePZB portal. A licensed contractor must hold the permit and be present at final inspection on any remodel touching structure, electrical, plumbing or mechanical systems; we submit and track the application ourselves rather than leaving the portal to a homeowner mid-project.
A remodel that adds square footage, enlarges a window, or cuts a new door into an exterior wall creates a new opening — and all of Palm Beach County, including The Acreage, sits inside the Florida Building Code's Wind-Borne Debris Region. This inland part of the county generally runs in the 140 mph design-wind-speed band, noticeably below the higher bands mapped closer to the coast, though the exact number depends on the parcel, the code edition and the building's risk category. We confirm the exact rating for your parcel and spec a Florida Product Approved unit rated to it before we ever quote the opening.
Named Communities & HOA Reality
The Acreage is organized around the Indian Trail Improvement District (ITID) — a special taxing district, not a homeowners' association, that maintains the roads, canals and drainage swales across roughly 37 square miles of the community. Interior roads run through Persimmon Boulevard, 60th Street North and Orange Boulevard, connecting to Royal Palm Beach Boulevard, with Acreage Community Park as the community's park hub. ITID doesn't review remodel plans or exterior finishes, but it is worth a mention on a remodel: a dumpster or delivery truck crossing a roadside swale to reach your house is a real logistics question here in a way it isn't in a platted subdivision, and we plan that access during the estimate.
The Acreage grew from platted acreage lots rather than a developer-built, deed-restricted community, so ARB friction on a remodel is usually low — most of the area carries no HOA at all. That said, it is not universal: some later subdivisions and enclaves nearby do carry deed restrictions, so we confirm the specific parcel before finalizing exterior material or color rather than assume none applies.
Staging & Access
Acreage homesites commonly run an acre or more, spread well apart, on well and septic rather than municipal utilities — usually meaning a longer private driveway and fewer nearby hydrants or curb access points than a platted subdivision. We plan dumpster placement, material staging and equipment routing around that up front, before delivery day rather than after.
Proof
No named Acreage remodeling project is in our confirmed project-to-city ledger yet, and we won't invent one to fill this space. What we lead with instead is the credential stack: Bell Engineering and Construction Corporation holds Certified General Contractor license CGC1528750 and Certified Roofing Contractor license CCC1332751 — both STATE certifications, not county registrations, meaning we may legally contract anywhere in Florida without additional local licensure. We also hold a Palm Beach County Business Tax Receipt — the correct one for unincorporated county work like The Acreage — and we don't claim an Acreage-specific BTR, since none exists on our confirmed list. We also carry EPA Lead-Safe Certified Firm registration #NAT-F122701-2 and BBB A+ accreditation.

No. The Indian Trail Improvement District (ITID) is a special taxing district, not a homeowners' association — it maintains the roads, canals and drainage swales across roughly 37 square miles of the community, it does not review remodel plans or exterior finishes. Where it can matter is equipment access: a dumpster or delivery truck crossing a roadside swale to reach an Acreage house sometimes needs coordination with ITID so the swale still drains properly afterward, and we plan that during the estimate.
Usually not. The Acreage grew from platted acreage lots rather than a developer-built, deed-restricted community, so architectural-review friction on a remodel is usually low, and most of the area carries no HOA at all. That is not universal, though — some later subdivisions and enclaves in and around the area do carry deed restrictions, so we confirm your specific parcel before finalizing exterior material or color.
