Before You Finance Anything

PACE, Property Assessed Clean Energy, is a Florida structure that lets a homeowner pay for qualifying energy-efficiency and wind-resistance upgrades through an assessment on the property tax bill. On a Loxahatchee lot the first question is rarely the financing. It is which office permits the work, what the swale out front can carry, and whether the roof or the windows are the better first dollar.

We are a licensed general contractor and roofing contractor, not a lender or a PACE administrator. We do not state rates, payments or approval odds. Current terms come from the program: see floridapace.gov.

Which Office Permits Your Loxahatchee Project

“Loxahatchee” is a mailing address, not one jurisdiction. Most of Loxahatchee and The Acreage is unincorporated Palm Beach County, so roof and window permits go through the county's Planning, Zoning & Building Division at 2300 North Jog Road in West Palm Beach, or online through the ePZB portal. The Town of Loxahatchee Groves and the City of Westlake have their own building departments, and an address near the eastern edge can belong to Royal Palm Beach.

A PACE assessment does not stand in for any of that. A licensed contractor still holds the permit and is present at final inspection. We confirm the jurisdiction from the parcel record before we write the estimate.

Wind Zone and What Gets Financed

All of Palm Beach County, the western communities included, is inside the Florida Building Code's Wind-Borne Debris Region, so replacement windows and doors use impact-rated glazing or approved shutters. Design wind speeds out here generally run in the 140 to 160 mph range depending on code edition and risk category, and being inland does not exempt a house. That wind-resistance work is the category PACE programs are designed around.

Much of the stock here is 1980s and 1990s concrete block and stucco on lots of an acre or more, often on a second roof and still carrying original aluminum or single-pane windows. Those are the homes where a roof and an impact-window package comes up most. Before you decide how to pay, every roofing or window estimate includes a free wind-mitigation & energy walk-through.

The Acreage, ITID and the Culvert

The Acreage sits inside the Indian Trail Improvement District, which maintains the roads and the drainage swales in front of each lot. A driveway or culvert change needs an ITID permit of its own, separate from the county building permit. It matters on a roof or window job too, because dumpsters, delivery trucks and trailers all cross that culvert. We plan access and protection before the first delivery, so a financed project does not end with a crushed culvert.

Most homes here run on a well and a septic system. A roof or window project leaves both alone, but a bedroom or bath addition can trigger a septic review, and PACE does not cover general remodeling. We tell you which parts of a larger plan fit the category.

Associations and Approvals

Many acre lots have no HOA at all. Newer communities, including some inside Westlake, do carry architectural review, usually over roof colour, material and window profile. We ask at the estimate which situation applies and work from what your association already approves.

The only Palm Beach County contractor who is also a certified energy engineer — the owner inspects every job. Every job carries a written one-year workmanship warranty.

PACE Financing in Loxahatchee — FAQ

Who handles permits for a roof or window project in Loxahatchee?

It depends on the address. Most of Loxahatchee and The Acreage is unincorporated Palm Beach County, so permits go through the county's Planning, Zoning & Building Division at 2300 North Jog Road, or its ePZB portal. The Town of Loxahatchee Groves and the City of Westlake are separate municipalities with their own building departments. A PACE program does not replace the permit, so we confirm the jurisdiction from the parcel record before we write the estimate.

Can PACE financing be used on a Loxahatchee roof or impact windows?

PACE programs are built around energy and storm-protection upgrades, and roofs and impact windows are the kind of work they are designed for. Whether your address and your project qualify is decided by the program, not by us. Financing is available through our partner Renew Financial's RenewPACE program. Ask us about eligibility, then confirm the current terms with the administrator or at floridapace.gov.

Is my Loxahatchee address covered by a PACE program?

Coverage depends on whether your local government participates, and Loxahatchee is a mailing address that spans several jurisdictions: unincorporated Palm Beach County, Loxahatchee Groves, Westlake and, at the eastern edge, Royal Palm Beach. Check floridapace.gov for current coverage and confirm with the administrator before you assume eligibility.

Does the Indian Trail Improvement District affect a PACE-financed project in The Acreage?

The district is separate from financing, but it can touch the job. ITID maintains the swales and culverts in front of Acreage lots, and a driveway or culvert change needs its own permit. Roofing dumpsters, window deliveries and concrete trucks all cross that culvert, so we plan access and protection before the first delivery.

What wind rating do replacement windows need in Loxahatchee?

All of Palm Beach County, including the western communities, sits in the Florida Building Code's Wind-Borne Debris Region, so window and door replacements use impact-rated glazing or approved shutters. Design wind speeds in this part of the county generally run in the 140 to 160 mph range, depending on code edition and risk category. We check your exact address and opening sizes before we quote.

My Loxahatchee home is on a well and septic. Does that change a roof or window project?

A roof or window project does not usually touch the well or septic. A bedroom or bath addition can, because septic capacity is tied to bedroom count. PACE covers qualifying energy and wind-resistance work, not general remodeling, so we tell you honestly at the estimate which parts of a larger plan fit the category.

Do I need HOA approval for a new roof or windows in Loxahatchee?

Many acreage lots have no HOA, but newer communities and some neighbourhoods inside Westlake do have architectural review. Roof colour, material and window profile are the usual items. We ask which situation applies at the estimate, and we work from what your association already approves.
