Loxahatchee Stucco
The western communities filled in slowly. The first homes went up in the 1970s, most arrived through the 1980s and 1990s as single-storey concrete block and stucco on lots generally north of an acre, and since 2017 Westlake has added thousands of new houses inside its own limits. The older block-and-stucco band is where most stucco repair is needed: walls with decades of sun and wet-season rain, window corners that have opened up, and additions where new stucco meets old.
Because the lots are large, the walls are long and often exposed, with little shade and a lot of wind-driven rain. Damage that starts at one corner can run a long way before anyone sees it, so we walk the whole house, not only the patch you called about.
Know Before You Build
Loxahatchee is a mailing address, not one jurisdiction. Most of The Acreage and the surrounding area is unincorporated Palm Beach County and permits through the county’s Planning, Zoning & Building Division at 2300 North Jog Road, or online through the ePZB portal. The Town of Loxahatchee Groves issues its own permits, and the City of Westlake runs its own Building Department. A repair that needs a permit goes to whichever office covers the parcel, and we confirm that before we write the estimate.
Owner is a Florida state-certified general contractor (CGC1528750), which means he may contract in any Florida county, and where a stucco repair is part of permitted work we pull the permit under that licence. For Palm Beach County permitting we hold the Palm Beach County business tax receipt.
Wind, Water & Drainage
Design wind speeds here generally run in the 140 to 160 mph range depending on the code edition and the building’s risk category, and being inland does not exempt a house. That matters most when stucco work sits beside windows, doors or the roof edge, so we check your address and the scope against the code before we spec anything.
In The Acreage the Indian Trail Improvement District maintains the swales and culverts in front of every property, and a crushed culvert is a drainage problem for the district and for you. We plan delivery and scaffold access to protect the swale. Most homes here are on a well and septic, so we also keep washdown water and debris away from the wellhead and drainfield.
HOA & Review
Newer Westlake and custom-home neighbourhoods often sit under an association’s architectural review, and a repair that changes the colour or texture of a visible wall may need approval first. We are used to working inside that process and we match the existing finish when approval is not required.
The Work
Crack and water-damage repair, cutting back to sound material, rebuilding backing where it has failed, texture and colour matching and block wall repair, written as one scope. Read the full stucco and masonry service page for how a repair runs. Estimates are free, every job carries a written one-year workmanship warranty, and we do not price a diagnosis over the phone.

Questions, Answered
It depends on the address. Most of The Acreage and the areas mailed as Loxahatchee are unincorporated Palm Beach County, so permits go through the county's Planning, Zoning & Building Division at 2300 North Jog Road in West Palm Beach, or online through the ePZB portal. The Town of Loxahatchee Groves and the City of Westlake run their own building offices. We confirm the jurisdiction from the parcel record before we write the estimate.
Much of the older housing here is single-storey concrete block and stucco from the 1980s and 1990s on lots of an acre or more. Those walls have had decades of sun and summer rain, and the damage tends to show at window corners, roof edges, additions where new work meets old, and the base of walls where water splashes up.
It matters when a repair touches openings or structure. Design wind speeds in this part of the county generally run in the 140 to 160 mph range depending on the code edition and the building's risk category, and being inland does not exempt you. For a wall patch we confirm what applies to your address and the scope; for new windows or doors, product approval is part of the permit.
Yes, in The Acreage. The district maintains the swales and culverts in front of each property, and a crushed culvert or rutted swale becomes a drainage problem. Deliveries, scaffolding trucks and dumpsters have to cross that swale, so we plan access and culvert protection before the first delivery, and we know when a job needs district approval alongside the building permit.
They change the site planning. Most homes here have a well and an onsite septic system, so we keep equipment, debris and washdown water away from the wellhead and drainfield and tell you about the placement before the work starts. Hard, iron-rich well water can also stain new stucco and paint, so we raise how the irrigation sprays against the walls.
Often, yes, if the home is in a community with architectural review. A repair that changes the colour or texture of a visible wall usually needs approval, while a like-for-like patch may not. We work with the association's process and match the existing finish where approval is not required.
