Where you are in Palm Beach County decides who permits grading, who owns the ditch and whether an association has a say. These are the pages that cover it, one town each.

Boynton Beach: which drainage district do I ask first?

The question it answers: a lot that holds water after rain, or a pad that must be dry before a slab.

The local fact that makes it worth a click: Boynton Beach is an incorporated city with its own Building Department at City Hall, 100 E. Ocean Avenue, and its own permitting portal. Grading that changes drainage or lot height can draw engineering or zoning review, and the page names the drainage district to ask first. Bobcat grading in Boynton Beach →

Delray Beach: does my historic district change grading?

The question it answers: what has to happen to a lot after a teardown, before a new foundation crew arrives.

The local fact that makes it worth a click: Delray Beach runs its own Development Services Building Division, so who signs off differs from the unincorporated-county process used in Loxahatchee and The Acreage, and the city has five historic districts to check against your address. Greenacres: city permit, association, or both?

The question it answers: a small built-out lot that needs a pad, a drainage fix or a driveway base.

The local fact that makes it worth a click: Greenacres has its own Development & Neighborhood Services / Building Division at City Hall, 5800 Melaleuca Lane, with an ePermit portal, and many addresses sit inside an HOA or condo association whose board approval is a second sign-off beside the City permit. Jupiter: Town lot or Jupiter Farms acreage?

The question it answers: how the ground drains and how a machine reaches it, which is a different question from clearing.

The local fact that makes it worth a click: The horse-country community of Jupiter Farms is unincorporated Palm Beach County with lots typically an acre or larger, and driveways there cross culverts over swales that belong to the drainage system, not to the yard. Bobcat grading in Jupiter →

Lake Worth: which of two permit desks applies?

The question it answers: whether your lot sits inside the city or in the unincorporated area with the same mailing address.

The local fact that makes it worth a click: The City of Lake Worth Beach Building Division covers lots inside the city, and the Palm Beach County Building Division covers unincorporated Lake Worth, so the first job is working out which desk is yours. Bobcat grading in Lake Worth →

Palm Beach Gardens: what does the City Forester have to do with grading?

The question it answers: grading a lot where trees and palms are in the way of the pad.

The local fact that makes it worth a click: The City's Building Division is at 10500 N Military Trail and permits run through its online portal, while removing or heavily pruning trees and palms is reviewed separately by the City Forester. Bobcat grading in Palm Beach Gardens →

Loxahatchee: which jurisdiction's tree rules apply?

The question it answers: taking out a tree or stump before the ground can be graded.

The local fact that makes it worth a click: "Loxahatchee" is a mailing address, not one jurisdiction. Most of it is unincorporated Palm Beach County, where trees, palms and pines fall under the county's Tree Removal & Replacement Permit, while the Town of Loxahatchee Groves and the City of Westlake have their own rules. New This Week — FAQ

How much does Bobcat grading cost in Palm Beach County?

Our Bobcat T740 with a 60-inch grapple is $1,385 per day with an operator. How many days a lot needs depends on how far off level it starts and how tight the access is.

Do I need a permit to grade my lot?

Often, if the grading changes drainage, adds fill or is part of a build. Each town named above runs its own desk, and unincorporated areas go through the Palm Beach County Building Division, so confirm the requirement for your parcel before work starts.

Is grading the same as land clearing?

No. Clearing takes off what is growing on a lot; grading moves and shapes the dirt underneath it. They are often scoped and scheduled separately.
