What We Take Down
Permitting & Survey
Wellington is not unincorporated county. It is an incorporated village with its own Building Division at the Wellington Municipal Complex on Forest Hill Boulevard, and a demolition permit for a house or a detached structure is issued there, not by the Palm Beach County Building Division that covers Loxahatchee and The Acreage. Utilities have to be disconnected and confirmed before work starts, and the permit has to be finaled and closed before the Village will issue a rebuild permit. We pull and close it as part of the job. The Village sets its own review times, so we do not promise a date.
Before demolition Florida expects an asbestos survey, and a structure built before 1978 can carry lead paint. Most of Wellington was built out between the late 1970s and the 2000s, which puts many second-generation homes squarely in the question. We are an EPA Lead-Safe Certified Firm (#NAT-F122701-2), and where the survey calls for abatement we coordinate licensed abatement before a wall comes down.
Wind load matters for what you build next, not for the teardown. Palm Beach County is inside the Florida Building Code's Wind-Borne Debris Region and outside the High-Velocity Hurricane Zone that covers Miami-Dade and Broward, so new openings need impact-rated glass or approved shutters with Florida Product Approval numbers on file. We confirm the design requirements for your address and the current code edition before we quote the rebuild. For windows, see construction in Wellington.
The Lot
Wellington runs from tight gated neighbourhoods to the larger parcels in and around the Equestrian Preserve Area off Pierson and South Shore. The two stage very differently. In a gated community the question is truck hours, gate access and where a container can stand without blocking a neighbour. On a larger parcel it is the route in and out, where barns, paddocks and fencing sit, and how many loads the haul-off needs. Many lots back onto a canal or lake, and drainage in much of Wellington is handled by a district, so we check whether the work touches a bank, culvert or driveway apron that needs separate sign-off.
We walk the property before we plan, protect what stays, and haul off concrete, drywall, framing and fixtures, recycling what we can. If the lot also needs clearing for the rebuild, our Bobcat T740 and grapple take it from demolition straight into site prep. Slab or foundation to be reused or broken out? Tell us what comes next and we will plan the demolition around it. Related: concrete restoration when a slab or beam is worth saving.
HOA & Neighbours
Wellington's neighbourhoods, including Binks Forest, Olympia, Versailles, the Isles at Wellington, Grand Isles, Sugar Pond Manor, the Landings and Wellington Shores, are mostly governed by homeowners' associations, some with their own gates and architectural review. The Village permit does not replace the association's approval. Get any teardown, dumpster placement and truck-access approval in writing before demolition is scheduled, and give us the gate and hours rules so the load-out is planned to them.

Questions, Answered
Wellington is an incorporated village with its own Building Division at the Wellington Municipal Complex on Forest Hill Boulevard, so a demolition permit for a house or a detached structure comes from the Village, not from the Palm Beach County Building Division. Utilities have to be disconnected and confirmed before the structure comes down. We pull the permit under our Florida State-Certified General Contractor licence, CGC1528750, and carry it through to close-out. The Village sets its own review times, so we do not promise a date until the permit is in review.
Florida expects an asbestos survey before most demolition and renovation, and a house built before 1978 can carry lead paint. Much of Wellington was built out between the late 1970s and the 2000s, so older homes in neighbourhoods such as Sugar Pond Manor and the Landings are the ones most likely to need the question asked. Bell Engineering & Construction is an EPA Lead-Safe Certified Firm (#NAT-F122701-2), and where a survey calls for abatement we coordinate licensed abatement before a wall comes down.
In most Wellington neighbourhoods the answer is to ask before you schedule. Many are governed by a homeowners' association, and gated communities can limit truck hours, container placement and gate access, so check your association's rules and get any architectural-review approval in writing before demolition. We work to the association's rules rather than around them, and we need the gate and access details before we plan the load-out.
Parcels in and around the Equestrian Preserve Area can be large, with barns, paddocks, fencing and long drives. That affects where debris trucks and a container can stand, how fencing and animals are kept clear of the work, and how many loads the haul-off takes. We walk the parcel first and plan the route before equipment moves. Drainage in much of Wellington is handled by a district, so we check whether a driveway or canal-side touch needs separate sign-off.
Wind load applies to the new building, not to the teardown. Palm Beach County sits in the Florida Building Code's Wind-Borne Debris Region and outside the High-Velocity Hurricane Zone, so replacement openings in new construction generally need impact-rated glass or approved shutters, with Florida Product Approval numbers on file for the Village inspector. We confirm the design requirements for your address and the current code edition before quoting the rebuild, rather than quote a speed that may be out of date.
