Greenacres runs its own Development & Neighborhood Services / Building Division out of City Hall at 5800 Melaleuca Lane, separate from unincorporated Palm Beach County. A whole-home remodel that touches structure, electrical, plumbing, mechanical systems, or the building envelope needs a City permit, and a licensed contractor must hold that permit and be present at final inspection.
Greenacres sits inside Florida's Wind-Borne Debris Region, but being a few miles inland from the coast puts it in a lower wind-exposure category than the barrier islands or the Intracoastal — generally a design speed in the roughly 140-150 mph range, meaningfully lower than the 160-170+ mph seen closer to the water in Palm Beach Gardens or Boynton Beach. A whole-home remodel that touches the exterior envelope — additions, new openings, roof tie-ins — still has to meet that wind-load bracing at permit review, and any window, door or roofing product we install carries a Florida Product Approval rated to that standard. Covered Bridge and Palm Beach Villas, like most of Greenacres' association-governed communities, typically require board approval of exterior material, height and placement before the City will permit the work; older single-family blocks vary and we confirm before we quote.
