The First Steps
Start with safety, then paper. Photograph the damage from the ground, note the date, keep receipts for any temporary protection such as a tarp, and report the loss to your insurer by the method your policy names. Wellington sits on flat, low ground threaded with canals and lakes, so a roof opening during a heavy summer downpour can soak a ceiling fast. Reasonable steps to keep more water out are normally expected of a homeowner, which is why the receipts matter.
We are a roofing contractor. We are not your insurer, a public adjuster or an attorney, and we do not give legal advice. We look at the roof, say in plain words what the damage and the repair involve, and put the scope in writing. Your insurer decides what the policy pays.
Who Permits It
Wellington is an incorporated village, not unincorporated county. Its Building Division sits at the Wellington Municipal Complex on Forest Hill Boulevard and issues its own permits, so a storm repair or re-roof here goes through the Village, not the Palm Beach County Building Division that covers Loxahatchee and The Acreage next door. A licensed roofing contractor holds the permit and is present at final inspection, and we do both. We also hold a Wellington Business Tax Receipt, which is a local business tax registration, not a contractor licence; our roofing licence is the state-issued CCC1332751.
That matters in a claim because the insurer's estimate and the permitted scope are two different documents. Ours is written to what the Village will inspect: the roof covering, underlayment, flashing and fasteners, with product approvals that suit the address.
Wind & Code
Much of Wellington sits in the Florida Building Code's Wind-Borne Debris Region, with local design wind speeds running roughly 140–160 mph, while parts of the far west fall in a lower zone. We check your specific address before we write a scope. Roofing products need a valid Florida Product Approval for the installation, and where more than a small share of a roof is being repaired or replaced, the code can require the work to be brought up to current standards. That is why a repair scope and a replacement scope can differ by more than the damaged area suggests.
Wellington Roofs
Most Wellington neighborhoods were built out between the late 1970s and the 2000s. Sugar Pond Manor, the Landings and older Wellington are now on second roofs, and newer enclaves such as Olympia, Versailles, Grand Isles and the Isles at Wellington were built to stronger codes. Tile is common, with shingle and some metal and flat sections. Storm damage tends to show as cracked or displaced tile, torn flashing at walls and valleys, lifted shingles, and water that appears inside the house far from where it got in.
Many Wellington communities, including gated and equestrian ones, have an architectural review board. If a claim turns into a re-roof, tile profile and color usually need that board's sign-off before the permit is pulled. Check your own community's rules; we do not assume them.
Claim Reality
You report the loss. The insurer sends an adjuster, who decides what the policy covers. Three things in the policy matter most: the causes of loss it covers, the deductible, and whether hurricane or named-storm damage has its own deductible, which many Florida policies do. Florida sets deadlines for reporting a storm loss and your policy adds its own, so report promptly and read the notice section. A leak from age or wear is treated differently from damage caused by a covered event, and the policy wording decides which one you have.
Do not sign over rights to your claim without understanding what you give up, and take your time reading any contractor paperwork. Our estimate is free, so you can have the scope in writing before you decide. For hurricane losses see our hurricane roof damage inspection page, and for an insurer who questions an older roof, roof age and Florida insurance.
Proof
We lead with the credential stack: Florida Certified Roofing Contractor license CCC1332751, a state certification that lets us contract roofing work in any Florida county, separate from Certified General Contractor license CGC1528750; the written one-year workmanship warranty; and BBB A+ accreditation. Our confirmed Wellington job on record is seamless gutters on a two-storey stucco home in 2025, which is not a roof job, so we do not present it as storm-claim proof. We do not publish a claim result or a customer name we cannot document. Financing is available through our partner Renew Financial’s RenewPACE program, designed for energy and storm-protection upgrades like impact windows and new roofs. Ask us about eligibility.
Also in Wellington: roof, window and remodel work from Bell Construction if the storm took more than the roof; HOA and condo management if your association owns the damaged roofs; land clearing and storm cleanup for fallen trees and debris; and the AMERICA food truck for events once the repairs are done.
Questions, Answered
Photograph the damage from the ground, note the date, keep receipts for any temporary protection such as a tarp, and report the loss to your insurer by the method your policy names. The insurer assigns an adjuster who decides what the policy covers. We are a roofing contractor, not your insurer or a public adjuster, so we describe what we find on the roof and leave coverage decisions to the insurer.
The Village of Wellington. It is an incorporated village with its own Building Division at the Wellington Municipal Complex on Forest Hill Boulevard, so roof repairs beyond minor work and every re-roof are permitted there, not through the Palm Beach County Building Division. A licensed roofing contractor holds the permit and is present at final inspection.
Much of Wellington is in the Florida Building Code's Wind-Borne Debris Region, with design wind speeds running roughly 140 to 160 mph, and parts of the far west fall in a lower zone. We check your address before writing a scope. Roofing products need a valid Florida Product Approval, and a larger repair can trigger current-code requirements for the whole roof.
It depends on the size of the damage, your deductible and what your policy covers. Many Florida policies carry a separate deductible for hurricane or named-storm damage. A free estimate tells you what the repair involves, and then you can compare it with your deductible.
Coverage turns on the cause. Damage from a covered event such as wind is treated differently from a leak caused by age or wear, and your policy wording decides. We can tell you what we see on the roof and where the water is getting in, and your insurer decides what is covered.
Florida sets deadlines for reporting a storm loss, and your policy adds its own terms. We do not quote a date, because it depends on the event and the policy. Report the damage promptly and read the notice section of your policy or ask your insurer.
It depends on the community. Many Wellington neighborhoods, including gated and equestrian ones, have an architectural review board, and a re-roof that changes tile profile or color usually needs its sign-off. A like-for-like repair may not. Check your community's documents before the permit is pulled.
Your insurer decides what the policy pays, and we cannot promise any outcome. Some claims cover a repair, some a replacement, and some pay nothing, depending on the cause of loss, the policy and the deductible. Our estimate is free, so you can see the written scope before you decide anything.
