The First Steps
Start with safety, then paper. Photograph the damage from the ground, note the date, keep receipts for any temporary protection such as a tarp, and report the loss to your insurer by the method your policy names. On the coast and along the Loxahatchee River, wind-driven rain pushes water under tile and flashing that looks intact from the street, so a ceiling stain is a clue, not a location. Reasonable steps to keep more water out are normally expected of a homeowner, which is why the receipts matter.
We are a roofing contractor. We are not your insurer, a public adjuster or an attorney, and we do not give legal advice. We look at the roof, say in plain words what the damage and the repair involve, and put the scope in writing. Your insurer decides what the policy pays.
Who Permits It
Jupiter is an incorporated town with its own Building Department at 210 Military Trail and an online portal for applications, plan review and inspection scheduling. A storm repair beyond minor work, and every re-roof, is permitted through the Town, not the Palm Beach County Building Division. A licensed roofing contractor holds the permit and is present at final inspection, and we do both. We also hold a Jupiter Business Tax Receipt, which is a local business tax registration, not a contractor licence; our roofing licence is the state-issued CCC1332751.
The insurer's estimate and the permitted scope are two different documents. Ours is written to what the Town will inspect: covering, underlayment, flashing and fasteners, with a product approval that suits the address.
Wind, Salt & Coastal Rules
Jupiter sits squarely in the Florida Building Code's Wind-Borne Debris Region, with design wind speeds running roughly 160–175 mph and climbing toward the ocean. Roofing products need a valid Florida Product Approval for the installation. Oceanfront lots and some homes along the Loxahatchee River can fall under Coastal Construction Control Line provisions that add engineering, tie-down and elevation requirements. Salt air also shortens the life of fasteners and metal flashing, so we specify corrosion-resistant components near the water. A larger repair can bring current-code requirements with it, which is why a repair scope and a replacement scope can differ by more than the damaged area suggests.
Jupiter Roofs
Older coastal enclaves near the inlet and along the river date to the 1970s and 1980s, and many are on their second or third roof. Abacoa, the master-planned neighborhood begun in the mid-1990s, is newer but deed-restricted with strict architectural standards. Gated golf communities such as Jonathan's Landing and Admirals Cove run their own boards, and Jupiter Farms to the west is acreage with outbuildings. Tile, shingle and metal all appear, and storm damage shows as cracked or displaced tile, lifted shingles, loosened metal panels and torn flashing at walls, vents and valleys.
If a claim turns into a re-roof, the community's review board usually needs to approve the tile profile, color or metal finish before the permit is pulled. Check your own community's rules; we do not assume them.
Claim Reality
You report the loss. The insurer sends an adjuster, who decides what the policy covers. Three things in the policy matter most: the causes of loss it covers, the deductible, and whether hurricane or named-storm damage has its own deductible, which many Florida policies do. Florida sets deadlines for reporting a storm loss and your policy adds its own, so report promptly and read the notice section. A leak from age or wear is treated differently from damage caused by a covered event, and the policy wording decides which one you have.
Do not sign over rights to your claim without understanding what you give up, and take your time reading any contractor paperwork. Our estimate is free, so you can have the scope in writing before you decide. For hurricane losses see our hurricane roof damage inspection page, and for an insurer who questions an older roof, roof age and Florida insurance.
Proof
We lead with the credential stack: Florida Certified Roofing Contractor license CCC1332751, a state certification that lets us contract roofing work in any Florida county, separate from Certified General Contractor license CGC1528750; the written one-year workmanship warranty; and BBB A+ accreditation. On record in Jupiter: a 6,000 sq ft standing-seam PBR metal panel commercial roof replacement on the Goodyear Building, completed under CCC1332751. We do not publish a storm-claim result or a customer name we cannot document. Financing is available through our partner Renew Financial’s RenewPACE program, designed for energy and storm-protection upgrades like impact windows and new roofs. Ask us about eligibility.
Also in Jupiter: roof, window and remodel work from Bell Construction if the storm took more than the roof; HOA and condo management if your association owns the damaged roofs; land clearing and storm cleanup for fallen trees and debris; and the AMERICA food truck for events once the repairs are done.
Questions, Answered
Photograph the damage from the ground, note the date, keep receipts for any temporary protection such as a tarp, and report the loss to your insurer by the method your policy names. The insurer assigns an adjuster who decides what the policy covers. We are a roofing contractor, not your insurer or a public adjuster, so we describe what we find on the roof and leave coverage decisions to the insurer.
The Town of Jupiter. It is an incorporated town with its own Building Department at 210 Military Trail, so roof repairs beyond minor work and every re-roof are permitted there, not through the Palm Beach County Building Division. A licensed roofing contractor holds the permit and is present at final inspection.
Jupiter is in the Florida Building Code's Wind-Borne Debris Region, with design wind speeds running roughly 160 to 175 mph and climbing toward the ocean. Roofing products need a valid Florida Product Approval, and oceanfront lots or homes along the Loxahatchee River can fall under Coastal Construction Control Line provisions. We check your address before writing a scope.
It depends on the size of the damage, your deductible and what your policy covers. Many Florida policies carry a separate deductible for hurricane or named-storm damage. A free estimate tells you what the repair involves, and then you can compare it with your deductible.
Florida sets deadlines for reporting a storm loss, and your policy adds its own terms. We do not quote a date, because it depends on the event and the policy. Report the damage promptly and read the notice section of your policy or ask your insurer.
We cannot point you to a single statewide 15-year rule in the building code. What you may meet is an insurer's own underwriting, where a policy on an older roof can carry restrictions, a surcharge or a request for a roof certification. That is set by your insurer and your policy, so ask them in writing, and see our roof age and Florida insurance page.
Your insurer decides what the policy pays, and we cannot promise any outcome. Some claims cover a repair, some a replacement, and some pay nothing, depending on the cause of loss, the policy and the deductible. Our estimate is free, so you can see the written scope before you decide anything.
It depends on the community. Abacoa has strict architectural standards, and gated golf communities run their own boards. A re-roof that changes tile profile, color or metal finish usually needs sign-off before the permit is pulled, while a like-for-like repair may not. Check your community's documents.
