What We Restore
An Acreage lot usually has more concrete spread across more separate structures than a suburban lot: a garage slab, a carport or covered parking, a workshop or barn apron, a pump-house pad, steps to a back porch, and a driveway that can run a couple of hundred feet. Outbuildings for horses or hobby-farm animals, where a family keeps them, tend to have older, thinner slabs and stem walls poured without the drainage a house gets. We look at every structure on the parcel, not only the one you called about, and tell you which repairs are structural and which are cosmetic.
Permitting & Wind Load
The Acreage is unincorporated Palm Beach County. It has no town hall and no separate building department, so structural and concrete permits go through the Palm Beach County Building Division (Planning, Zoning & Building), the same office that covers neighbouring Loxahatchee. That is public record, not something we set. A structural repair to a carport beam or column, or new structural concrete, needs a permit pulled by a licensed contractor who is present at inspection; a cosmetic patch may not. We confirm the scope before we write the contract.
Wind is a different question from the permit. The High-Velocity Hurricane Zone rules in the Florida Building Code are a Miami-Dade and Broward matter, and Palm Beach County sits outside that zone, so the HVHZ product-approval regime is not the rule here. We do not quote a design wind speed from memory: when a repair ties new steel and concrete into a carport beam or column, the engineer of record sets the wind-design basis for your parcel and the county checks it at permit review. That is a deliberate limit on what this page will claim, not a gap in how we work.
Communities & Districts
The name residents use for the local authority is the Indian Trail Improvement District (ITID), a special district that maintains the community's roads, canals and drainage swales. It is not a homeowners' association and does not review colours or finishes. What it does matter for is concrete at the road edge: a driveway apron, a culvert headwall or anything that changes how the roadside swale drains can need ITID sign-off separate from the county permit. The Acreage Community Park is a landmark most residents use for directions. Our own dispatch runs from Loxahatchee, minutes away.
For a slab or carport well inside your lot, ITID typically is not involved. For a driveway rebuild, it may be. We say which before you sign.
HOA & Architectural Review
Much of The Acreage was platted as individual acreage parcels rather than as one master-planned community, and a large part of it has no master HOA. That is a general pattern, not a promise about your address: some subdivisions and enclaves in and around the area carry their own deed restrictions or an association with architectural review. Repairing concrete in the same footprint rarely triggers a review, but a new slab, a new carport or a change to something visible from the street might. We ask for your closing documents or contact the association before we schedule, rather than assume.
Site Reality
Most Acreage homes run on a private well and a septic system, and the drain field is often exactly where a crew wants to park. Before we plan access, we locate the tank, the drain field and the well, and keep loaded concrete trucks, pump trucks and skid steers off them. A concrete truck is heavy, and a cracked tank lid or crushed line is a far bigger bill than the slab. On a long lot we stage materials near the work, choose between chute, wheelbarrow and pump by distance, and plan around the swale and culvert crossing at the road. If your job also needs the back of the lot cleared first, our Bell Land Services division is next door.
Why does concrete fail here? Rain and humidity carry moisture into the slab, chlorides are lower inland than on the coast but not absent, and the rebar rusts, swells and cracks the cover concrete. On a rural parcel, slabs poured over loose fill or without drainage crack and settle as well. We read the damage first, then decide whether it is a patch, a resurface or a rebuild.

The common failure is the same everywhere in South Florida: moisture reaches the rebar, the steel corrodes and expands, and the concrete over it cracks and spalls. On rural lots, a slab that was poured without good drainage or over poorly compacted fill can also crack and settle.
Yes. On a well-and-septic property we locate the drain field, tank and well before we plan truck, pump and equipment access, because heavy loads over a tank or drain field are a real risk. A concrete truck is heavy; we stage it where the ground can take it and hand-carry or pump where it cannot. Septic repairs and permits themselves are a separate trade and agency.

Scaling is shallow surface flaking that resurfaces cleanly. Spalling is thicker chunks breaking away and exposing corroded rebar. A patch over active spalling without treating the steel fails again, so we say which one you have before we quote.
