Leak Diagnosis

The stain is not where the hole is

Water rarely drops straight through the roof onto the spot you see on the ceiling. It enters at a weak point, runs along the underlayment, the decking or a rafter, and shows up feet away. Sealing the stain, or smearing sealant over the nearest tile, is how a leak comes back in the next storm. We start in the attic on a bright afternoon — damp decking, dark trails down a truss, daylight where there should be none — then go to the roof and confirm the entry point before anything is fastened or sealed.

The most common entry points, on any roof type, are the small things: a cracked plumbing vent boot, dried-out flashing where a roof meets a wall, a rusted or missing fastener, a valley that has held debris. Those are repairs, not re-roofs, and most storm damage we are called for is exactly this kind of localized failure.

What the decision actually turns on

Three things decide it. First, the extent of damage: a handful of slipped tiles or a run of lifted shingles is a repair; widespread failure across a slope is not. Second, the age and condition of what remains: a repair on a roof near the end of its service life may buy little time, and we will say so. Third, the Florida Building Code's 25% rule: repairing more than 25% of a roof's covering within a 12-month period generally requires bringing the roof up to current code, with an exception since Senate Bill 4-D (2022) for roofs already built to the 2007 Florida Building Code or later. The Acreage is unincorporated Palm Beach County. Roof permits go through the county's Planning, Zoning & Building Division at 2300 North Jog Road in West Palm Beach or the county's ePZB online portal — public record you can check yourself. A licensed roofing contractor pulls the permit and is present at final inspection; we do both. Materials and fastening methods carry a Florida Product Approval matched to the parcel's wind rating (see roofing in The Acreage for the wind-zone, ITID and HOA detail). A patch that skips the approved method can undercut your wind-mitigation credit even after the leak stops.

Storm Damage & Insurance

When the leak is a storm claim

First, stop more water getting in: photograph the damage, then emergency dry-in with a tarp or temporary patch, and keep every receipt. Report the claim to your insurer promptly — under Florida Statute 627.70132, notice of a new hurricane or windstorm claim is due within one year of the date of loss. Our part as a roofing contractor is to inspect, document the damage with dated photos, and write a repair scope and estimate. We do not promise claim approval, and we do not adjust or negotiate a claim for you; that is between you and your insurer. Do I need a permit for a roof repair in The Acreage?

Usually, yes. Most of The Acreage is unincorporated Palm Beach County, so roof permits go through the county's Planning, Zoning & Building Division (2300 North Jog Road, or the ePZB online portal) — that is public record. Whether a small patch needs its own permit depends on scope, and a repair that grows into a re-roof always does. We confirm with the county before quoting, and a licensed roofing contractor holds the permit through final inspection.

How do I find where a roof leak is actually coming from?

The stain on the ceiling is rarely under the hole. Water enters at a penetration, flashing or damaged covering, then runs along the underlayment or decking before it drops. We trace it from the attic side first (wet decking, dark trails on rafters or trusses), then confirm on the roof at the likely entry point — a vent boot, a wall-to-roof flashing, a cracked tile or a lifted shingle — instead of sealing the nearest stain.

Is a shingle, tile or metal roof more likely to leak?

Each fails in a different place. Shingle roofs tend to leak where the covering itself has aged or lifted. Tile roofs shed water on the underlayment beneath the tiles, so a cracked tile is often not the leak — the underlayment, valley or flashing is. Metal roofs usually leak at fasteners, seams and penetrations. That is why the repair starts with diagnosis by roof type, not a tube of sealant.

Can a roof leak be repaired, or does the whole roof need replacing?

Many leaks are local failures and can be repaired. The decision turns on how much of the roof is damaged, the age and condition of what is left, and the Florida Building Code's 25% rule: repairing more than 25% of a roof's covering within 12 months can require bringing the whole roof to current code, with an exception for roofs already built to the 2007 code or later. Do I need HOA approval for a roof repair in The Acreage?
