Palm Springs is not unincorporated county land — it is its own incorporated Village, with its own Planning, Zoning & Building Department at 226 Cypress Lane, running an online portal for permit applications, plan review and inspection scheduling. That's a genuinely different office from the Palm Beach County Building Division that governs unincorporated Loxahatchee. A licensed contractor must hold the permit and be present at final inspection for any structural, roofing or opening work. We submit and track every Palm Springs job through the Village's own portal rather than routing it through a county process that doesn't apply here.
