Delray Beach Homes
Delray Beach runs from century-old bungalows near the beach to newer construction further west, and stucco ages differently in each. Near Del-Ida Park and the older streets around Lake Ida and Osceola Park, houses are Mediterranean Revival, Craftsman and mid-century block homes, many with several generations of patches and paint over the original finish. Further out are the gated 55+ communities such as Kings Point and Rainberry Bay, where an association controls the exterior, and the newer subdivisions toward I-95 and beyond.
So the first question changes with the street. On an older house it is what is under the paint and whether past repairs have trapped water. In a gated community it is what the association will approve. In a historic district it is whether the City needs to review the change before a permit is worth filing.
The City Permit
Delray Beach is an incorporated city, so permits come from its own Development Services Building Division at 100 NW 1st Avenue, not the Palm Beach County building division that covers places like Loxahatchee. The City has been rolling out an eServices portal for online applications alongside digital plan review. We confirm your parcel is genuinely inside city limits before we write the estimate, because some nearby mailing addresses sit just outside the line in unincorporated county territory.
Where a stucco job needs a permit, a licensed contractor holds it. We pull it under our Florida Certified General Contractor licence (CGC1528750), a state certification, and the owner inspects every job. We hold a Palm Beach County business tax receipt; we do not claim a City of Delray Beach one.
Historic Districts and Associations
Delray Beach has five locally designated historic districts: Old School Square, Del-Ida Park, Nassau Park, the Marina Historic District and the West Settlers Historic District. In them, the City's Historic Preservation Board reviews exterior changes to contributing structures, which can include finish, texture and window styling, before a building permit is worth filing. Del-Ida Park, platted in 1923, is among the strictest. We identify which review applies to your address before we finalize a scope, so a repair does not change a wall the Board expected to stay as it was.
Outside the districts, gated communities such as Kings Point and Rainberry Bay run their own architectural approval, and exterior work typically has to route through the association even when the homeowner is paying for it directly. We prepare the submittal your board asks for, with the sample and the scope.
Wind and Water
All of Palm Beach County, Delray Beach included, sits in the Wind-Borne Debris Region, and the county's published wind-speed maps put the oceanfront and Intracoastal parcels in the roughly 170 mph band, stepping down toward the mid-160s inland toward I-95. The exact figure depends on the parcel and the code edition, so we check your address rather than assume. For stucco the practical result is water: wind-driven rain finds the hairline crack, the failed joint and the gap beside an old window, then travels behind the finish into the block, the lath or the framing.
On older coastal houses, salt air adds corrosion to the metal behind the wall. We tap for hollow areas and probe suspect spots so the estimate covers the damage that is there, and if a repair uncovers rot at a window, that window can be folded into one permitted scope with the same licensed contractor.
How We Work
We inspect the elevation, the openings, the roof edge and the grade, and tell you whether you have a cosmetic crack or a water path.
Historic or association review where it applies, then the City permit where the scope calls for one.
Loose and damp stucco is cut back to sound material, the backing repaired where it has failed, and new coats applied with texture and color matched as closely as the wall allows.
The site is left clean and the work is covered by a written one-year workmanship warranty.
We have no confirmed Delray Beach project to show on this page, and we will not invent one. What we lead with is the credential stack above: a state-certified general contractor, an EPA Lead-Safe Certified Firm and a BBB A+ Accredited business.
Also in Delray Beach
A stucco repair often leads to a conversation about what sits above or around it. If the roof edge is the source of the water, see our roofing in Delray Beach page. If you manage an association whose buildings need work, our Delray Beach property management page covers that. If a lot needs clearing or grading before a wall can be built, see land services in Delray Beach. And if you are planning a gathering after the work is done, our food truck page for Delray Beach has it.
Stucco by Town
Southern Palm Beach County addresses cross city lines quickly. See stucco in Boynton Beach for that city's building division and 55+ communities just north, and stucco in West Palm Beach further up the coast. The full service list for the city is on our Delray Beach construction page, and the general stucco guide is the stucco and masonry hub.
Questions, Answered
Often, yes. Delray Beach is an incorporated city with its own Development Services Building Division, not the county. A stucco job that replaces a large area, touches openings or sits beside window or roof work is reviewed by the City, while a small cosmetic patch is treated differently. We confirm the path at the estimate, and as a licensed general contractor we hold the permit when one is required.
It can. Delray Beach has five locally designated historic districts, including Old School Square, Del-Ida Park, Nassau Park, the Marina district and West Settlers, where the City's Historic Preservation Board reviews exterior changes to contributing structures. We identify whether your address is in one before we finalize a scope, so the repair and the review line up.
Usually the association has a say. Gated communities such as Kings Point and Rainberry Bay run their own architectural approval, and exterior work typically has to route through the association even when the homeowner pays for it. We prepare the submittal your board asks for, with the sample and the scope, and run it alongside the City permit.
They can. Delray Beach sits in the Wind-Borne Debris Region, and the county's wind-speed maps put coastal parcels at roughly 170 mph, lower inland. Stucco is a finish, but cracks around windows and damaged backing let wind-driven rain behind the wall, and any replacement opening must be impact-rated or protected. We check your specific address before we write the scope.
We match texture and color as closely as the existing wall allows. Older stucco has weathered for decades and often carries layers of earlier repairs and paint, so a perfect match across a patch is not always possible, and sometimes painting a full elevation gives a better result than a spot repair. We tell you which at the estimate.
We do not put a price on a diagnosis over the phone, because the cost follows what is behind the surface: how far water has travelled, the area and access, the texture to be matched and any permit or review work. Estimates are free, and every job carries a written one-year workmanship warranty. Call (561) 779-3213.
