Boynton Beach Homes
Boynton Beach has more than one kind of stucco house. East of Federal Highway and around the Ocean Avenue core, many homes date to the 1950s, 1960s and 1970s: concrete block walls with a finish that has weathered for half a century and, on the Intracoastal, salt air on top of the sun. The city is also known for its large 55+ communities, such as Leisureville and Hunters Run, where one association can cover thousands of similar block homes and condos. West of there, the newer suburbs off Boynton Beach Boulevard and Lawrence Road were built to later codes, with their own, younger stucco.
Each asks a different first question. On an older coastal block house we look for water at window corners, roof-to-wall joints and the ground line. In a 55+ community the first question is what the association will accept for color and texture. In West Boynton it is usually hairline cracking and a finish that has to match a wall the neighbors can see.
The City Permit
Boynton Beach is an incorporated city, not unincorporated county. Its Building Division is at City Hall, 100 E. Ocean Avenue, and the city runs an online permitting portal for applications, plan review and inspection scheduling. A contractor who mostly works the county has to learn that submittal process, so we confirm the jurisdiction from the parcel record before we write the estimate, not after.
Where a stucco job needs a permit, a licensed contractor holds it. We pull it under our Florida Certified General Contractor licence (CGC1528750), which is a state certification and not a county registration, and the owner inspects every job. We hold a Palm Beach County business tax receipt; we do not claim a City of Boynton Beach one.
Wind and Water
Boynton Beach sits in the Wind-Borne Debris Region, with design wind speeds running roughly 165 to 175 mph, strongest east of Federal Highway where homes face the Intracoastal and the Atlantic. Stucco is a finish, but wind-driven rain finds the hairline crack, the failed sealant joint and the gap beside an old window, then travels behind the finish into the block, the lath or the framing. We tap the wall for hollow areas and probe suspect spots, so the estimate covers the damage that is there.
On the coast, salt air also corrodes the metal in and around the wall, such as fasteners, flashing and window hardware. If a repair uncovers rot at a window, that window can be folded into one permitted scope, because our impact window work and this repair are done by the same licensed contractor. Homes along the canals and the Intracoastal sit low, so the ground line, where splash and standing water meet the bottom of the wall, gets a close look too.
Associations
In Boynton Beach the association often answers before the City sees a plan. Large 55+ communities such as Leisureville, Hunters Run and Quail Ridge run their own architectural review for colors, materials and exterior finishes. The failure we see is always the same and always avoidable: a color or texture goes on a wall before the board has approved it. We prepare the submittal your board asks for, with the sample and the scope, and run the approval alongside the City permit.
How We Work
We inspect the elevation, the openings, the roof edge and the grade, and tell you whether you have a cosmetic crack or a water path.
Association review where it applies, then the City permit where the scope calls for one.
Loose and damp stucco is cut back to sound material, the backing repaired where it has failed, and new coats applied with texture and color matched as closely as the wall allows.
The site is left clean and the work is covered by a written one-year workmanship warranty.
We have no confirmed Boynton Beach project to show on this page, and we will not invent one. What we lead with is the credential stack above: a state-certified general contractor, an EPA Lead-Safe Certified Firm and a BBB A+ Accredited business.
Also in Boynton Beach
A stucco repair often leads to a conversation about what sits above or around it. If the roof edge is the source of the water, see our roofing in Boynton Beach page. If you manage an association whose buildings need work, our Boynton Beach property management page covers that. If a lot needs clearing or grading before a wall can be built, see land services in Boynton Beach. And if you are planning a gathering after the work is done, our food truck page for Boynton Beach has it.
Stucco by Town
Southern Palm Beach County addresses cross city lines quickly. See stucco in Delray Beach for that city's own building division and historic districts just south, and stucco in West Palm Beach to the north. The full service list for the city is on our Boynton Beach construction page, and the general stucco guide is the stucco and masonry hub.
Questions, Answered
Often, yes. Boynton Beach is an incorporated city with its own Building Division at City Hall, 100 E. Ocean Avenue, not the county. A stucco job that replaces a large area, touches openings or sits beside window or roof work is reviewed by the City, while a small cosmetic patch is treated differently. We confirm the path at the estimate, and as a licensed general contractor we hold the permit when one is required.
They can. Boynton Beach sits in the Wind-Borne Debris Region, with design wind speeds running roughly 165 to 175 mph, strongest east of Federal Highway. Stucco itself is a finish, but cracks around windows and doors and damaged backing let wind-driven rain behind the wall, and any replacement opening must be impact-rated or protected. We check your specific address before we write the scope.
Usually the association has a say before the City does. Large 55+ communities such as Leisureville, Hunters Run and Quail Ridge run their own architectural review for colors, materials and finishes, and on many properties exterior work has to route through the association even when you pay for it. We prepare the submittal your board asks for and run the approval alongside the City permit.
It is a factor. Salt air shortens the life of metal accessories in and around the wall, such as fasteners, flashing and window hardware, and low canal-side ground lines see more splash and standing water. We look at those details as well as the visible crack, because that is where hidden damage usually starts.
We match texture and color as closely as the existing wall allows. Stucco from the 1960s and 1970s has weathered for decades, so a perfect match across a patch is not always possible, and sometimes painting a full elevation gives a better result than a spot repair. We tell you which at the estimate.
We do not put a price on a diagnosis over the phone, because the cost follows what is behind the surface: how far water has travelled, the area and access, the texture to be matched and any permit work.
