Scope of Work
Why Palm Springs Is Different
Palm Springs is an incorporated Village, not unincorporated county land. Its Planning, Zoning & Building Department sits at 226 Cypress Lane and runs an online portal for applications, plan review and inspection scheduling. That is a different office from the Palm Beach County Building Division that covers unincorporated Loxahatchee. Where a stucco job needs a permit, we pull it from the Village under our general contractor licence (CGC1528750).
On the county's Ultimate Design Wind Speed map (Risk Category II, Figure 1609.3(1)) the whole Village falls in the 170 mph band. A wall patch alone does not change that, but the moment a repair reaches a window or door opening, the unit has to be Florida Product Approved and rated to the standard. We check your parcel against the map before we quote anything that involves openings.
The Walls Here
Roughly two-thirds of Palm Springs housing is single-family homes on individually owned lots. Most are concrete block with a stucco finish, sitting a few miles from the coast but close enough to the Intracoastal side of the county that salt air, summer storms and sprinkler overspray all reach the wall. Cracks start where a rigid frame meets a wall that moves, at window corners and along roof-to-wall joints.
The rest of the housing is condominium living, in communities such as Lake Clarke Gardens, a 55+ community, and Lakeside Village Condominiums. On a condominium building the stucco is usually the association's to maintain, and a repair there is a coordinated job rather than a homeowner's own. We trace the water, not only the crack, so the repair does not come back.
Associations and Approvals
A standalone Palm Springs home with no HOA has no architectural-review layer, and the Village permit is the only sign-off. Inside a condominium community, the association's rules on colour and finish govern first. Either way we match the existing finish by default and work from the colour already on file, so a repair does not trigger a second round of approvals.
How We Work
We tap for hollow areas, probe the suspect spots and look at windows, roof edges and the ground line.
Village of Palm Springs where the scope requires it, with the paperwork handled under our licence.
Loose and damp stucco is cut back to sound material and rebuilt, then finished to match.
The site is left clean and the work carries a written one-year workmanship warranty.

Questions, Answered
It depends on the scope. The Village of Palm Springs runs its own Planning, Zoning & Building Department at 226 Cypress Lane, with an online portal for applications, plan review and inspections. It is a different office from the Palm Beach County Building Division. A small cosmetic patch is treated differently from large-area replacement or work around openings. We confirm the permit path at the estimate and pull the permit when one is required.
It depends on what you own. A single-family home on its own lot usually has no architectural-review layer, so the Village permit is the only sign-off. In a condominium community such as Lake Clarke Gardens or Lakeside Village Condominiums, the association's own rules come first, so check before an elevation is repainted. We match the existing finish unless you tell us otherwise.
The frame and the stucco around it expand and contract at different rates, so cracks start at the corners of openings. A hairline crack is often cosmetic, but one that lets water in is not, so we tap the wall and check for moisture behind it before we write the scope.
Palm Beach County's Ultimate Design Wind Speed map (Risk Category II, Figure 1609.3(1)) places the Village of Palm Springs in the 170 mph band. A stucco patch alone does not change that, but any new or resized opening needs a Florida Product Approved unit rated to the standard. We confirm the figure for your parcel before we quote work that touches openings.
We match texture and colour as closely as the existing wall allows. A weathered wall may not take a perfect spot match, and when painting a whole elevation gives a better result we tell you at the estimate.
