Royal Palm Beach Stucco
Royal Palm Beach grew from pasture and wetland into one of the county’s larger villages, so its stucco spans sixty years of building. The original Colony section near the south end of Royal Palm Beach Boulevard, The Willows and La Mancha date from the 1960s through the 1980s. Their walls have taken decades of sun and wet-season rain, and many sit on a first or second roof.
Madison Green, built from about 2000 to 2004 around its golf course, and the gated communities that followed it, Portosol, Victoria Grove, Bella Terra, Saratoga Pines and Nautica, were framed to stronger codes. They still show hairline cracks at openings, staining below roof edges and damage after storms. In every era we find the cause first, then write one scope: cut back to sound material, rebuild the backing, match the texture and colour.
Know Before You Build
Royal Palm Beach is an incorporated village, chartered in 1959, with its own Building Division at Village Hall, 1050 Royal Palm Beach Boulevard. It runs e-permitting and issues its own permits, so a stucco job that needs one is submitted there. A contractor who mostly works the county, or who is used to neighbouring Wellington’s process, has to learn the Village’s submittal steps.
The owner is a Florida state-certified general contractor (CGC1528750), and where stucco is part of permitted work the permit is pulled under that licence. We hold a business tax receipt for the Village of Royal Palm Beach and one for Palm Beach County. A complete application moves faster than one missing a scope or a signature, so we send it complete.
Wind & Code
Every address in Royal Palm Beach is inside the Florida Building Code’s Wind-Borne Debris Region, so new construction, additions and replacement openings must be impact-rated or shuttered to an approved standard. Design pressures here generally run in the 140 to 160 mph range, depending on code edition and risk category. Stucco repair beside a window, door or roof edge is where that matters, so we check your address and scope before we spec anything.
HOA & Review
Most newer Royal Palm Beach neighbourhoods are deed-restricted, and a repair that changes the colour or texture of a visible wall usually needs architectural-review approval before work starts. Approval adds calendar time more than cost. A like-for-like patch may not need it. We work inside the association’s process and match the existing finish where approval is not required.
Proof
At Greenway Village in Royal Palm Beach we rebuilt a carport’s concrete beam and built-up roof in November 2025 and replaced a resident walkway panel in 2025, both on our concrete restoration page. We installed seamless gutters at Strathmore Gate West in 2025. That is concrete and gutter work, not stucco, and we make no claim of a stucco project in the village.
The Work
Crack and water-damage repair, cutting back to sound material, rebuilding backing, texture and colour matching and block wall repair, written as one scope. See the stucco and masonry service page for how a repair runs. Estimates are free, every job carries a written one-year workmanship warranty, and we do not price a diagnosis over the phone.

The permit office changes with the address. See our stucco pages for Wellington and The Acreage, or go back to the stucco contractor hub. The full Royal Palm Beach construction page lists the rest of our work in the village.

Questions, Answered
Royal Palm Beach is an incorporated village with its own Building Division at Village Hall on Royal Palm Beach Boulevard, and it issues its own permits through Village e-permitting. A stucco job that needs a permit goes there, not to Palm Beach County. We confirm this before we write the estimate.
Yes. The whole village sits in the Florida Building Code's Wind-Borne Debris Region, with no lower-zone exception, so replacement openings must be impact-rated or shuttered to an approved standard. A wall patch is a finish repair, but we check your address and scope against the code before we quote work beside windows and doors.
Homes in the original Colony section, The Willows and La Mancha were built from the 1960s through the 1980s and carry decades of sun, wet-season rain and settling. Cracks usually start at window and door corners and roof edges. We find where the water got in before we patch, so the repair does not reopen.
Usually, yes. Gated communities such as Madison Green, Portosol, Victoria Grove, Bella Terra and Nautica typically run architectural review, and a repair that changes the colour or texture of a visible wall needs approval first. A like-for-like patch may not. We work inside your association's process.
One written scope after we look at the wall: the cause of the damage, cutting back to sound material, rebuilding the backing where it has failed, and matching the existing texture and colour. We do not put a price on a diagnosis over the phone.
Yes. Bell Engineering and Construction holds a business tax receipt for the Village of Royal Palm Beach and one for Palm Beach County. A receipt is a local business tax registration, not a contractor licence. The licence is the owner's Florida Certified General Contractor CGC1528750.
Yes, on concrete and gutter work. At Greenway Village we rebuilt a carport concrete beam and roof in November 2025 and replaced a resident walkway panel in 2025, and we installed seamless gutters at Strathmore Gate West in 2025. None of those jobs was stucco, and we do not claim a Royal Palm Beach stucco project.
