Acreage Stucco

Open-lot walls and what the weather does to them

The Acreage grew from platted acreage parcels rather than one master-planned community, so a typical house sits on its own acre or more with little shade or wind-break. Long, exposed block walls take the full sun and the wind-driven rain of a Florida wet season, and that is where stucco fails: hairline cracks at window and door corners, staining below the roof edge, soft patches where water has got behind the finish, and the joint where an addition meets the original wall.

Because the lots are large, damage that starts at one corner can travel a long way before anyone looks. We walk the whole house and find the cause, then write one scope: cut back to sound material, rebuild the backing where it has failed, and match the existing texture and colour so the repair does not read as a patch.

Know Before You Build

Unincorporated, so the county permit office applies

The Acreage is unincorporated Palm Beach County. There is no village or town building department here: a stucco repair that needs a permit goes through the county’s Planning, Zoning & Building Division at 2300 North Jog Road in West Palm Beach, or online through the ePZB portal. Where a stucco job sits beside window or door replacement, that permit is the same county one.

Owner is a Florida state-certified general contractor (CGC1528750), which means he may contract in any Florida county, and where stucco is part of permitted work we pull the permit under that licence. For Palm Beach County permitting we hold the Palm Beach County business tax receipt.

Drainage, Wells & Septic

The Indian Trail Improvement District and your site

The Indian Trail Improvement District (ITID) is a special taxing district, not an HOA, and it maintains the roads, canals and drainage swales across most of The Acreage. Scaffold trucks, material deliveries and dumpsters all cross the swale and culvert in front of the house. We plan access before the first delivery so the culvert is protected, and we tell you when work touches the swale and needs district approval alongside the building permit.

Most Acreage homes run on a well and an onsite septic system. Stucco work means washdown water, mortar and debris, so we keep them away from the wellhead and drainfield and agree the placement with you before the work starts. Iron-rich well water that sprays against a wall from irrigation can also stain a new finish, so we point out where the sprinklers need adjusting.

Wind & Code

Inland is not exempt

Design wind speeds in this part of the county generally run in the 140 to 160 mph range, depending on the code edition and the building’s risk category, and being inland does not exempt a house. For a wall patch we confirm what applies to your address and scope; where a repair involves openings or structure, Florida Building Code product approval is part of the permit.

HOA & Review

Mostly no HOA, but check your parcel

Most of The Acreage carries no homeowners’ association, so architectural-review friction is usually lower than in a deed-restricted community like Wellington. It is not universal: some later subdivisions and enclaves in and around The Acreage have their own deed restrictions, and a change of colour or texture on a visible wall may need approval first. We check your parcel before we finalise a finish.

Questions, Answered

Frequently asked questions

Who issues permits for stucco work in The Acreage?

The Acreage is unincorporated Palm Beach County, so there is no separate building department. Permits go through the county's Planning, Zoning & Building Division at 2300 North Jog Road in West Palm Beach, or online through the ePZB portal. We confirm the jurisdiction from the parcel record before we write the estimate.

What is ITID and does it affect a stucco repair?

The Indian Trail Improvement District maintains the roads, canals and drainage swales across most of The Acreage. It is not an HOA. Deliveries, scaffold trucks and dumpsters cross the swale and culvert in front of your house, so we plan access and culvert protection first, and we flag any work that needs district approval alongside the building permit.

Why does stucco crack on acre-lot homes in The Acreage?

Long, exposed block walls with little shade take decades of sun and wind-driven wet-season rain. Cracks tend to open at window and door corners, below roof edges, and where an addition meets the original wall. We look for the cause before we patch, so the repair does not reopen.

Do wells and septic systems change how you work?

They change the site planning. Most homes here have a well and an onsite septic system, so we keep equipment, debris and washdown water away from the wellhead and drainfield and agree placement with you before work starts.

Do I need HOA approval to repair or repaint stucco in The Acreage?

Often not, because most of The Acreage has no HOA, but some later subdivisions and enclaves carry deed restrictions. A change of colour or texture on a visible wall may need approval first, so we check your parcel before we finalise a finish.

Does the wind code matter for a stucco repair in The Acreage?

It matters when a repair touches openings or structure. Design wind speeds in this part of the county generally run in the 140 to 160 mph range depending on the code edition and risk category, and being inland does not exempt you. For new windows or doors, product approval is part of the permit.
