A repair visit exists to settle a single question. We trace the leak from the attic and from the roof surface, measure how much of the covering is actually damaged, check the roof’s permit-dated age and material, and tell you whether a repair finishes the job or whether you are paying to patch a roof that is done.

Most localized failures are repairs, and we quote them as repairs. The legal ceiling is the Florida Building Code’s 25% rule: repairing or replacing more than 25% of a roof’s covering within 12 months generally requires bringing the whole system to current code, with an exception since Senate Bill 4-D (2022) for roofs built to the 2007 code or later. Tile, shingle, metal and flat: each fails differently

Concrete and clay tile is common on the county’s gated communities and newer subdivisions. Tile usually leaks through its underlayment or flashing, not its tiles, so the repair is often beneath what you can see. Asphalt shingle roofs leak at lifted, creased or missing shingles and at penetrations. Metal roofs, including standing-seam, fail at fasteners, sealants and flashing details, and salt air near the coast shortens fastener life. Flat and low-slope sections fail at seams, drains and terminations.

All of Palm Beach County sits in the Florida Building Code’s Wind-Borne Debris Region, so repair materials and fastening need a valid Florida Product Approval. What does a roof repair visit actually decide?

My roof is leaking right now. What should I do first?

Protect the inside of the house: move belongings, put a bucket under the drip, and photograph the ceiling stain with the date. If you can reach the attic safely, photograph wet decking or insulation too. Then call (561) 779-3213 or use the form at the top of this page. A leak is rarely where the stain shows, so we trace it before recommending anything, and we will tell you if a temporary dry-in is the right first step. Do not climb onto a wet roof yourself.

Why does a tile roof leak when every tile looks fine?

On a concrete or clay tile roof the tiles are mostly the shield. The waterproofing is the underlayment beneath them plus the flashing at walls, valleys, chimneys and penetrations. Underlayment ages out before the tile does, so a roof can leak with every tile intact. A slipped or cracked tile is a small repair; a failed underlayment or flashing detail is a different one, and we separate the two during the inspection.

What fails first on a shingle, metal or flat roof in Palm Beach County?

Shingle roofs fail at lifted, creased or missing shingles and at penetrations such as pipe boots and vents. Metal roofs fail at fasteners, sealants and flashing details rather than at the panels, and salt air near the coast speeds that up. Flat and low-slope roofs fail at seams, drains and terminations where water ponds. Each gets a different repair, so the first job is knowing which system you have.

Do roof repairs need a permit in Palm Beach County?

Usually, yes. Roof repair is permitted work under the Florida Building Code, and the office that issues the permit depends on where the home is: Wellington, Royal Palm Beach and Jupiter run their own building departments, while Loxahatchee and The Acreage are unincorporated and go through the Palm Beach County Building Division. What is the best time of year for roof repair in Palm Beach County?

As soon as you find the problem. Water damage compounds, and the wet season and hurricane season both run through the summer and into the fall, so waiting for a convenient month usually costs more than the repair. A small, dry-weather fix before June 1 is the ideal; a leak in August still gets triaged, dried in and scheduled.
