A leak is rarely where the stain shows. Water runs along decking and framing before it finds a ceiling, so we trace it from the attic and the roof surface before we recommend anything.
Tile Roofing Repair
West Palm Beach roofs are a mix of tile and shingle, and the two fail differently, so the first job is knowing which you have. Barrel and flat concrete or clay tile is the signature of the Mediterranean-style houses in the city's historic neighborhoods; asphalt shingle is common on many other homes. We diagnose before we touch anything and keep a repair in matching material so it does not stand out.
On a tile roof, a broken or slipped tile is the easy case: lift, replace, re-bed. The costlier failure hides underneath. Tiles shed most water, but the waterproofing is the underlayment below them and the flashing at walls, valleys, chimneys and penetrations, and underlayment ages out before the tiles do. A roof can leak with every tile intact. We separate a tile fix from an underlayment or flashing repair, and we tell you if the underlayment has aged out across the whole roof, because then repeated patching stops being the right answer.
On a shingle roof, leaks come from lifted, creased or missing shingles and from penetrations and flashing. Those are usually localized repairs, subject to the Florida 25% rule covered below.

Most localized failures are repairs, and treating them that way saves you from paying to replace roofing that is still doing its job. Repair has a legal ceiling, though: under the Florida Building Code's 25% rule, repairing or replacing more than 25% of a roof's covering within a 12-month period generally requires bringing the whole system up to current code, with an exception since Senate Bill 4-D (2022) for roofs already built to the 2007 code or later.
