The City Permit Desk
West Palm Beach is an incorporated city and the county seat, with its own Development Services Department, Building Division. Truss replacement and framing changes are permitted work under the Florida Building Code, and the permit, plan review and inspections run through the City's EPL platform and its Civic Access portal. That is a different system from the Palm Beach County Building Division that governs unincorporated areas, and we submit and track the job through the City's. A licensed contractor holds the permit and is present at final inspection; engineered drawings are generally part of the submittal.
We hold a Palm Beach County business tax receipt, which is a local tax registration and not a contractor license; no City of West Palm Beach receipt is claimed here. The licenses themselves are the state-issued CCC1332751 and CGC1528750, and a state certification lets us contract in any Florida county.
Wind and Water
Under the Florida Building Code 8th edition and the ASCE 7-22 ultimate design wind speed map (Risk Category II, Exposure C, 3-second gust), the city's coastal core, downtown and the neighborhoods along the Intracoastal, falls in the 170 mph band. For framing that means the connection between truss and wall matters as much as the lumber: a hurricane tries to lift the roof off, so we inspect the attachment, not only the member that cracked. The covering that goes back on needs a valid Florida Product Approval for the installation, confirmed for your parcel before we quote.
Water is the quieter enemy. Roofs near the Intracoastal and Lake Worth Lagoon live in salt air and long wet seasons, and a slow leak that wets a bearing end can rot the framing long before a stain shows on the ceiling. Where a property sits in a FEMA flood zone, that is a separate question from the roof, and we tell you so rather than blur the two.
Local Housing Stock
Residents say El Cid, Flamingo Park, Old Northwood and Southland Park, four neighborhoods designated as City of West Palm Beach Historic Preservation districts. There the Historic Preservation Board must approve exterior changes, including a change to the roofline, before a permit is finaled; reframing inside the existing roofline is a different question from raising or reshaping it, and we confirm which applies before a scope is written. Grandview Heights, SoSo and Prospect Park follow standard City permitting with no extra board, unless the property sits in a private HOA, which adds its own architectural review.
That mix of older bungalows, mid-century construction, newer infill and association buildings means the framing under one street can differ house to house. We treat each roof on its own record: open the area, document the members with dated photos and decide on what the structure shows, not on what the neighborhood usually has.
What We Do
We replace damaged trusses to engineered drawings for that roof, repair or sister rafters, replace rotted sheathing and decking, and rebuild the roof system over them. If a smaller repair is enough, we say so; we would rather tell you the framing is sound than sell a replacement it does not need. Because we hold both the roofing license and the general contractor license, the structure and the covering are one job with one accountable team.
The structural job we can document is a 2021 clubhouse roof: a flying-truss set, set by crane, plus a complete roof system on a community clubhouse, done under Certified General Contractor license CGC1528750. We name no client and claim no West Palm Beach project we cannot document. Financing is available through our partner Renew Financial’s RenewPACE program, designed for energy and storm-protection upgrades like impact windows and new roofs. Ask us about eligibility.
Also in West Palm Beach
Also in West Palm Beach: once the roof is sound, construction in West Palm Beach covers impact windows and the rest of the envelope; if the building is run by an association, property management in West Palm Beach is how the board handles the approvals and records; land services in West Palm Beach clear the lot or the storm debris around the work; and the food truck in West Palm Beach caters a gathering once the work is done.
Questions, Answered
The City of West Palm Beach does, through its Development Services Department, Building Division. Permits, plan review and inspections run through the City's EPL platform and its Civic Access portal, not through the Palm Beach County Building Division that covers unincorporated areas. A licensed contractor holds the permit and is present at final inspection, and engineered drawings are generally part of the submittal.
Under the Florida Building Code 8th edition and the ASCE 7-22 ultimate design wind speed map (Risk Category II, Exposure C, 3-second gust), the city's coastal core, downtown and the neighborhoods along the Intracoastal, falls in the 170 mph band. We confirm the figure for your specific parcel before we quote, and the truss-to-wall connections are checked along with the lumber because uplift is what a hurricane does to a roof.
Those four neighborhoods are City of West Palm Beach Historic Preservation districts, and exterior changes such as a roofline change need Historic Preservation Board approval before the permit is finaled. Repairing framing inside the existing roofline is a different question from raising or reshaping it, so we confirm which applies to your property before a scope is written.
It depends on what the framing shows once it is opened. A split member or a failed connection plate can sometimes be repaired to an engineered detail, while a truss that has lost a chord, a web or its bearing generally needs replacing. We photograph what we find and tell you which it is, and we say plainly if a smaller repair is enough.
Both are held. Florida Certified Roofing Contractor license CCC1332751 covers the roof covering and Certified General Contractor license CGC1528750 covers the structure, so one accountable team handles the framing and the roof over it. Every job carries a written one-year workmanship warranty.
Estimates are free, and every roofing estimate includes a free wind-mitigation and energy walk-through. We measure and photograph the existing framing, and the written scope covers the engineered drawings, the permit through the City and the roof covering that goes back on. We do not put a number on a roof we have not looked at.
