The First Steps

What to do when a West Palm Beach roof is damaged

Start with safety, then paper. Photograph the damage from the ground, note the date, keep receipts for any temporary protection such as a tarp, and report the loss to your insurer by the method your policy names. West Palm Beach sits between the Intracoastal and Lake Worth Lagoon on low ground, and a summer downpour on an open roof can soak a ceiling quickly. Reasonable steps to keep more water out are normally expected of a homeowner, which is why the receipts matter.

We are a roofing contractor. We are not your insurer, a public adjuster or an attorney, and we do not give legal advice. We look at the roof, say in plain words what the damage and the repair involve, and put the scope in writing. Your insurer decides what the policy pays.

Who Permits It

The county seat runs its own permit desk

West Palm Beach is an incorporated city, not unincorporated county. Its Development Services Department, Building Division, handles permits, plan review and inspection scheduling through the City's EPL platform and its Civic Access portal, a different system from the Palm Beach County Building Division that governs Loxahatchee. A licensed roofing contractor holds the permit and is present at final inspection, and we do both. We do not hold a City of West Palm Beach business tax receipt; our roofing license, CCC1332751, is issued by the State of Florida.

That matters in a claim because the insurer's estimate and the permitted scope are two documents. Ours is written to what the City will inspect: the roof covering, underlayment, flashing and fasteners, with product approvals that suit the address.

Wind, Water & Code

The 170 mph coastal band and what it means for the repair

Under the Florida Building Code, 8th edition, which uses the ASCE 7-22 wind map, the city's coastal core, downtown and the Intracoastal neighborhoods, falls in the 170 mph design wind band. Roofing products need a valid Florida Product Approval for the installation, and where more than a small share of a roof is repaired or replaced, the code can require the work to meet current standards. That is why a repair scope and a replacement scope can differ by more than the damaged area suggests. We confirm the band for your parcel before we write the scope.

Flood is a separate question. Wind damage to a roof and rising water are different perils with different policies, and the flood zone of a parcel near the water has no bearing on how a roof is built. Do not assume one policy answers for the other; read yours or ask your insurer.

West Palm Beach Roofs

From El Cid to Grandview Heights, and who has to approve a change

Residents say El Cid, Flamingo Park, Old Northwood and Southland Park, four neighborhoods old enough to be City Historic Preservation districts. There the Historic Preservation Board must approve exterior changes before a permit is finaled, and a change of roofing material or roofline can fall under that review. Grandview Heights, SoSo and Prospect Park follow standard City permitting with no extra board unless the property sits in a private HOA. Century-old bungalows, mid-century homes and newer infill share these streets, so the roofs run from barrel and flat tile to shingle, metal and low-slope sections.

Storm damage shows as cracked or displaced tile, torn flashing at walls and valleys, lifted shingles, and water that appears inside far from where it got in. If the fix is bigger than a repair, the sibling pages explain roof replacement in West Palm Beach and a roof inspection in West Palm Beach.

Claim Reality

What a claim here actually involves

You report the loss. The insurer sends an adjuster, who decides what the policy covers. Three things in the policy matter most: the causes of loss it covers, the deductible, and whether hurricane or named-storm damage has its own deductible, which many Florida policies do. Florida sets deadlines for reporting a storm loss and your policy adds its own, so report promptly and read the notice section. A leak from age or wear is treated differently from damage caused by a covered event, and the policy wording decides which one you have.

Do not sign over rights to your claim without understanding what you give up, and take your time reading any contractor paperwork. Our estimate is free, so you can have the scope in writing before you decide. For hurricane losses see our hurricane roof damage inspection page, and for an insurer who questions an older roof, roof age and Florida insurance.

Proof

What we can claim in West Palm Beach

We lead with the credential stack: Florida Certified Roofing Contractor license CCC1332751, a state certification that lets us contract roofing work in any Florida county, separate from Certified General Contractor license CGC1528750; the written one-year workmanship warranty; and BBB A+ accreditation. Our West Palm Beach job on record is a permitted structural beam and lintel restoration over a patio opening in 2025, pulled through the Palm Beach County Building Department. It is concrete work, not a roof, so we do not present it as storm-claim proof. We do not publish a claim result or a customer name we cannot document. Financing is available through our partner Renew Financial’s RenewPACE program, designed for energy and storm-protection upgrades like impact windows and new roofs. Ask us about eligibility.

Also in West Palm Beach: impact windows, remodels and concrete work from Bell Construction if the storm took more than the roof; HOA and condo management if your association owns the damaged roofs; land clearing and storm cleanup for fallen trees and debris; and the AMERICA food truck for events once the repairs are done.

Questions, Answered

West Palm Beach roof damage claims, frequently asked

How do I start a roof damage insurance claim in West Palm Beach?

Photograph the damage from the ground, note the date, keep receipts for any temporary protection such as a tarp, and report the loss to your insurer by the method your policy names. The insurer assigns an adjuster who decides what the policy covers. We are a roofing contractor, not your insurer or a public adjuster, so we describe what we find on the roof and leave coverage decisions to the insurer.

Who issues the roof permit for storm repairs in West Palm Beach?

The City of West Palm Beach. It is an incorporated city, the county seat, with its own Development Services Department and Building Division, and permits run through the City's EPL (Enterprise Permitting & Licensing) system and its Civic Access portal. That is a different office from the Palm Beach County Building Division that covers unincorporated areas such as Loxahatchee. A licensed roofing contractor holds the permit and is present at final inspection.

What wind zone is West Palm Beach in, and does it change the repair?

The city's coastal core, downtown and the neighborhoods along the Intracoastal, falls in the 170 mph design wind band under the Florida Building Code, 8th edition, which uses the ASCE 7-22 map. Roofing products need a valid Florida Product Approval for the installation, and we confirm the band for your parcel before we write a scope. A larger repair can bring current-code requirements into the job.

Does flood insurance cover roof damage in West Palm Beach?

Flood and wind are different perils. Flood coverage is a separate policy and responds to rising water, while roof damage from wind is a question for your homeowners policy. We cannot tell you what either policy covers; your insurer decides. We can tell you what we see on the roof and where water is getting in.

Is it worth filing a claim for roof damage in West Palm Beach?

It depends on the size of the damage, your deductible and what your policy covers. Many Florida policies carry a separate deductible for hurricane or named-storm damage. A free estimate tells you what the repair involves, and then you can compare it with your deductible.

What should I not say to an insurance adjuster about my roof?

We are not your attorney or a public adjuster and cannot give legal advice. A sound habit is to stick to what you saw and when, share your photos and notes, and avoid guessing at causes or the age of damage you did not witness. If you are unsure, ask your insurer or a licensed professional who advises on claims.

Can you insure a 20 year old roof in Florida?

That is the insurer's decision, and it varies by company and by the roof's condition and covering. Some insurers question an older roof or ask for an inspection before they renew or cover it. We describe what we see on the roof; we do not set your coverage. Our page on roof age and Florida insurance explains what an inspection looks at.

Do I need approval for a roof repair in a West Palm Beach historic district?

In El Cid, Flamingo Park, Old Northwood and Southland Park, the City's Historic Preservation Board must approve exterior changes before a permit is finaled, and roofline or material changes can fall under that review. A like-for-like repair may not. Check the property's status with the City before the work is scoped; we do not assume it.

Are you licensed to repair storm-damaged roofs in West Palm Beach?

Yes. Florida Certified Roofing Contractor license CCC1332751 is a state certification, a separate license from our Certified General Contractor license CGC1528750. We do not hold a City of West Palm Beach business tax receipt; the license is state-issued. We give a written one-year workmanship warranty on every job and are BBB A+ accredited.

Can I finance a roof repair or replacement after storm damage in West Palm Beach?

Financing is available through our partner Renew Financial's RenewPACE program, designed for energy and storm-protection upgrades like impact windows and new roofs. Ask us about eligibility.
