Before a wall comes down or a slab is cut, one question decides how long the paperwork takes: who issues the permit. In Palm Beach County the answer changes every few miles. Here is what is new this week, town by town.

Demolition in Royal Palm Beach: a village with its own permit desk

Royal Palm Beach is an incorporated village with its own Building Division at Village Hall, 1050 Royal Palm Beach Boulevard, so a teardown permit is a Village permit, not a county one. The older Colony, Willows and La Mancha sections date from the 1960s through the 1980s, which puts an asbestos and lead check first. Read the Royal Palm Beach demolition page.

Demolition in Wellington: the Village issues it

Wellington has its own Building Division at the Wellington Municipal Complex on Forest Hill Boulevard, and the demolition permit has to be finaled before the Village will issue a rebuild permit on the same lot. See how demolition works in Wellington.

Demolition in The Acreage: the county permits it, and the address can mislead

The Acreage is unincorporated, so the Palm Beach County Building Division issues the permit. Neighbours such as Westlake and Loxahatchee Groves are separate municipalities, so a Loxahatchee mailing address does not settle which office applies. Read the Acreage demolition page.

Concrete work on an acre-plus lot is permitted through Palm Beach County, and where it touches a swale or culvert it is coordinated with the Indian Trail Improvement District. See concrete restoration in The Acreage.

Most of Palm Beach Gardens sits inside an association, so a balcony, walkway or carport repair means a board, a City permit and a staging plan that keeps residents' cars reachable. Read the Palm Beach Gardens concrete page.

Does the same demolition permit work in every Palm Beach County town?

No. Wellington, Royal Palm Beach and West Palm Beach each run their own building department, while The Acreage and Loxahatchee are unincorporated and go through the Palm Beach County Building Division. Which office applies depends on the parcel, so we read the parcel record first.

Why does a demolition job start with an asbestos and lead check?

Florida expects an asbestos survey before most demolition and renovation, and any home built before 1978 can carry lead paint. We are an EPA Lead-Safe Certified Firm (#NAT-F122701-2) and coordinate licensed abatement where a survey calls for it.

Who pulls the permit on these jobs?

We do. As a Florida State-Certified General Contractor (CGC1528750) we hold the permit and carry it through to close-out. Each office sets its own review times, so we do not promise a date.
