Scope of Work

What floodwater repair includes

Why One Contractor

The crew that opens the wall closes it

After a flood the home is in two states at once: the water-damaged material that has to leave, and the rooms you want back. Hiring a separate crew for each stage means gaps, hand-offs and no one answerable for the finished room. Here the same licensed general contractor plans the tear-out around the rebuild, so the demolition removes what has to go and protects what can stay.

Palm Beach County homeowners dealing with the current flooding are often facing carpet, baseboards, lower drywall and insulation all at once. We walk the house, tell you what the work is, and then do it. For the tear-out side on its own, see our demolition page; for the rebuild when you want more than a like-for-like repair, see home remodeling.

How We Work

Tear out, rebuild, finish

The job follows an order, and each stage is ours.

1. Walk the house and scope the work

We look at the affected rooms with you and agree what comes out and what goes back. The estimate is free.

2. Demolition of flood-damaged material

Wet drywall and insulation that cannot stay are cut out and hauled away, and the rooms are opened up so the rebuild starts from a clean frame.

3. Insulation and drywall repair

New insulation goes in and the drywall is repaired or replaced, hung and finished to a smooth surface ready for paint.

4. Painting

Walls, ceilings and trim are painted so the repaired areas disappear into the room.

5. Interior remodel

Where you want the room rebuilt differently, such as a new layout, kitchen or bathroom, we carry that as part of the same project under one license and one written one-year workmanship warranty.

Roof and exterior damage

Floodwater is an interior problem; wind and rain are often a roof problem. Our roofing division handles that side. See storm damage roofing, or browse all construction services.

Questions, Answered

Frequently asked questions

What does floodwater damage repair include?

Our floodwater damage repair covers demolition, drywall repair, insulation, painting and interior remodel. In practice that means tearing out the wet material that cannot stay, putting new insulation and drywall back, painting, and rebuilding the interior so the rooms are finished again.

Why does wet drywall and insulation have to come out?

Drywall and insulation that have sat in floodwater are generally removed rather than saved, and taking them out opens the wall so the framing behind can be looked at. We handle that tear-out as the first step and then rebuild, so the same contractor who opens the wall also closes it.

Do you do the rebuild as well as the tear-out?

Yes. We are a licensed general contractor, so the same team that does the demolition also does drywall repair, insulation, painting and the interior remodel. One contractor carries the whole job instead of you coordinating separate crews.

Can you remodel the room instead of just putting it back the way it was?

Yes. Interior remodel is part of what we do for flood-damaged homes. If a floor plan, kitchen, bathroom or finish was already due for a change, the repair is a natural time to make it. See our home remodeling page.

How much does floodwater damage repair cost?

It depends on how much of the home was affected and what has to be rebuilt, so we do not quote a number without seeing the damage. Estimates are free. Call (561) 779-3213.

Who is the licensed contractor behind the work?

Bell Engineering & Construction, a Florida Certified General Contractor, license CGC1528750. The owner, Randolph Scott Bell, is the only Palm Beach County contractor who is also a certified energy engineer, and he inspects every job.

Is the work warranted?

Yes. Every job carries a written one-year workmanship warranty.

Do you also handle roof damage from the same storm?

Roof and exterior storm damage is handled by our roofing division. See storm damage roofing. This page is about repair of the interior after floodwater.

Where do you work?

We work throughout Palm Beach County, Florida.
