Jupiter Homes
Jupiter does not have one stucco problem. The older coastal enclaves near the inlet and along the Loxahatchee River date to the 1970s and 1980s, and many of those block homes have a finish that has weathered for four decades in salt air. Abacoa, the master-planned neighborhood begun in the mid-1990s, is newer construction under strict architectural standards. Jupiter Farms, on the western side of town, is rural, with acreage, wells, septic and outbuildings, and it borders our home base in Loxahatchee.
Each of those asks for different questions before a trowel is picked up. On an older coastal block house we look for water at window corners, roof-to-wall joints and the ground line. In Abacoa the first question is what the review board will accept for color and texture. On a Jupiter Farms parcel it is access, the size of the structure and whether a barn or guest house is part of the scope.
The Town Permit
Jupiter is an incorporated town, not unincorporated county. Its Building Department is at 210 Military Trail and takes applications, plan review and inspection scheduling through an online portal. A contractor who mostly works the county has to learn that submittal process, so we confirm the jurisdiction from the parcel record before we write the estimate rather than after.
Where a stucco job needs a permit, a licensed contractor holds it. We pull it under our general contractor licence (CGC1528750), we hold a local business tax receipt for Jupiter, and the owner inspects every job. A mailing address is not a jurisdiction, and north-county addresses blur between Jupiter, Tequesta, Juno Beach and the county, so it is worth checking.
Wind, Water and Salt
Jupiter sits in the Wind-Borne Debris Region, and the design wind speed for a lot rises toward the ocean. For stucco, the practical result is water: wind-driven rain finds the hairline crack, the failed sealant joint and the gap beside an old window, and it travels behind the finish into the block, the lath or the framing. We read the whole elevation, tapping for hollow areas and probing suspect spots, so the estimate covers the damage that is there.
On the coast and along the river, salt air adds corrosion to the metal behind and around the wall, such as fasteners, flashing and window hardware. Oceanfront lots and some river lots also fall under Coastal Construction Control Line provisions, which can add engineering and elevation steps to work that changes structure. If a repair uncovers rot at a window, we can fold the window into one permitted scope, since our impact window work and this repair are done by the same licensed contractor.
Associations
Much of Jupiter answers to an association before the Town ever sees a plan. Abacoa governs colors, materials and elevations. Gated golf communities such as Jonathan’s Landing and Admirals Cove run their own review boards. The failure we see is always the same and always avoidable: a color or texture goes on a wall before the board has approved it. We prepare the submittal your board asks for, with the sample and the scope, and run the approval alongside the Town permit.
How We Work
We inspect the elevation, the openings, the roof edge and the grade, and tell you whether you have a cosmetic crack or a water path.
Association review where it applies, then the Town permit where the scope calls for one.
Loose and damp stucco is cut back to sound material, the backing repaired where it has failed, and new coats applied with texture and color matched as closely as the wall allows.
The site is left clean and the work is covered by a written one-year workmanship warranty.
We have worked in town before: Bell Engineering & Construction remodeled a Mediterranean-style home in Jupiter for its owner. The street address and the client are held privately.
Also in Jupiter
A stucco repair often leads to a conversation about what sits above or around it. If the roof edge is the source of the water, see our roofing in Jupiter page. If you manage an association whose buildings need work, our Jupiter property management page covers that. If a lot needs clearing or grading before a wall can be built, see land services in Jupiter. And if you are planning an event or a catered gathering after the work is done, our food truck page for Jupiter has it.
Stucco by Town
North county addresses cross town lines quickly. See stucco in Palm Beach Gardens for the city building division and architectural review boards just south, and stucco in Loxahatchee for county permits, wells and septic just west. The full service list for the town is on our Jupiter construction page, and the general stucco guide is the stucco and masonry hub.
Questions, Answered
Often, yes. Jupiter is an incorporated town with its own Building Department, not the county, so a stucco job that replaces a large area, touches openings or sits beside window or roof work is reviewed by the Town. A small cosmetic patch is treated differently. We confirm the path with the Town at the estimate, and as a licensed general contractor we hold the permit when one is required.
They can. Jupiter sits in the Wind-Borne Debris Region, with design wind speeds running roughly 160 to 175 mph and climbing toward the ocean. Stucco itself is a finish, but cracks around windows and doors, failed joints and damaged backing let wind-driven rain behind the wall, and any replacement opening must be impact-rated or protected. We check your specific address before we write the scope.
It can be. Oceanfront lots and some homes along the Loxahatchee River fall under Coastal Construction Control Line provisions, which can add engineering and elevation requirements to work that changes the structure. Salt air also shortens the life of metal accessories behind and around the stucco. We check the parcel against those rules first, so the estimate reflects them.
Usually the association has a say before the Town does. Abacoa is a deed-restricted neighborhood with architectural standards covering colors, materials and elevations, and gated communities such as Jonathan's Landing and Admirals Cove run their own review boards. We prepare the submittal your board asks for and run the approval alongside the Town permit.
We match texture and color as closely as the existing wall allows. Older coastal stucco has weathered for decades, so a perfect match across a patch is not always possible, and sometimes painting a full elevation gives a better result than a spot repair. We tell you which at the estimate.
We do not put a price on a diagnosis over the phone, because the cost follows what is behind the surface: how far water has travelled, the area and access, the texture to be matched and any permit work. Estimates are free, and every job carries a written one-year workmanship warranty. Call (561) 779-3213.
