What You Get

What the inspection covers, and what you keep afterwards

A Boynton Beach roof inspection starts on the surface and ends in the attic. We read the roof covering, ridges, hips and valleys, flashing around vents and chimneys, drainage, and the underside of the deck where it can be reached, and every finding is photographed with a date.

Roof Age & Insurance

What Boynton Beach homeowners are asked for when a policy comes up

A large share of Boynton Beach housing is on its second or third roof. The beachside and Intracoastal neighbourhoods and the mid-century core around Ocean Avenue were built largely in the 1950s, 60s and 70s, and insurers ask about roof age first. Florida homeowners are commonly asked for a roof condition report, a 4-point inspection or a wind-mitigation inspection at purchase or renewal. They are three different documents, so find out in writing which one your insurer wants before you book anybody.

Our inspection gives you a dated, documented picture of the roof. It is not a promise that any insurer will renew, discount or approve anything, and this is general information, not insurance or legal advice. For how roof age is judged, read the roof age and Florida insurance guide; after a storm, see the hurricane roof damage and insurance claim guide.

Salt, Wind & Age

Coastal roofs, 55+ roofs and West Boynton roofs age differently

East of Federal Highway, salt air from the Atlantic and the Intracoastal works on fasteners, drip edge and flashing for years before the roof covering shows any sign. A roof can look sound from the street while its attachment is thinning, so on coastal-side houses we look closely at the metal and say so plainly if that is the problem.

The large 55+ and active-adult communities, such as Leisureville (begun in 1969), Hunters Run and Quail Ridge, hold thousands of homes and condos that are now past the age where a first roof should still be on. Their review boards govern roof materials and colours, so an inspection there often becomes the first page of a replacement conversation. To the west, the suburbs off Boynton Beach Boulevard and Lawrence Road were built to stronger codes and are only now meeting their first re-roofs, so the question is usually documentation and early flashing wear rather than failure.

Permits & Wind Region

The City Building Division, and a high-wind code region

Boynton Beach is an incorporated city, not unincorporated county. It runs its own Building Division out of City Hall at 100 E. Ocean Avenue, with an online permitting portal for applications, plan review and inspection scheduling. A roof replacement needs a permit held by a licensed contractor, who must be present at final inspection. An inspection by itself needs no permit, but if it leads to a re-roof we pull it through the City.

The city sits in the Florida Building Code’s Wind-Borne Debris Region, with design wind speeds running roughly 165–175 mph depending on the address, and the exposure is strongest east of Federal Highway. We check your specific address against the code before we quote a roof, and we do not carry a number over from a neighbouring town.

Community Review

Leisureville, Hunters Run, Quail Ridge and the review board

In Boynton Beach’s 55+ communities the association’s architectural review board has its own rules on roof profile, material and colour, and its approval is a separate step from the City permit. If an inspection shows a replacement is due, our report documents the roof type and condition you will be asking the board to change, and we prepare the submittal and coordinate the board approval alongside the permit.

Questions, Answered

Boynton Beach roof inspection, frequently asked

What does a roof inspection in Boynton Beach cover?

We look at the roof covering, ridges, hips and valleys, flashing and penetrations, drainage and the underside of the deck where it can be reached, and photograph what we find with dates. You get plain findings: repair, re-roof or leave it alone. Every roofing estimate is free and comes with a wind-mitigation & energy walk-through.

Will my insurer want a roof inspection in Boynton Beach?

Florida insurers commonly ask for a roof condition report, a 4-point inspection or a wind-mitigation inspection when a policy is written or renewed, and the age of the roof is usually part of the question. They are three different documents, so ask your insurer in writing which one it wants. Our inspection documents the roof; it does not guarantee that any insurer will renew, discount or approve anything. This is general information, not insurance advice.

Who issues roofing permits in Boynton Beach?

The City of Boynton Beach does, through its own Building Division at City Hall, 100 E. Ocean Avenue, with an online permitting portal. It is separate from unincorporated Palm Beach County. A licensed contractor must hold the permit for roof work and be present at final inspection, and we do both.

How old is too old for a roof in Boynton Beach?

There is no single number, because it depends on the material, the exposure and what your insurer asks. Much of the beachside and mid-century housing dates to the 1950s through 70s, so many roofs there are second or third coverings, and salt air shortens the life of fasteners and flashing. An inspection puts the roof's age and condition in writing so the decision rests on the roof, not a guess.

Does salt air near the Intracoastal change a roof inspection?

Yes. East of Federal Highway, salt-laden air corrodes roofing fasteners, drip edge and flashing faster than it does inland, and a roof can look fine from the street while its attachment is weakening. On coastal-side roofs we check the metal closely and say so plainly if it is the problem.

Do Boynton Beach 55+ communities need approval before a roof is replaced?

Usually, yes. Communities such as Leisureville, Hunters Run and Quail Ridge run their own architectural review boards with rules on roof profile, material and colour, and approval is a separate step from the City permit. We prepare the submittal and coordinate the board approval alongside the permit so the job does not stall between the two.

Is the 25% roof rule in Florida a reason to inspect first?

Under the Florida Building Code, repairing or replacing more than 25% of a roof covering within a 12-month period generally requires bringing the whole roof up to current code. Since Senate Bill 4-D (2022) there is an exception for roofs already built to the 2007 Florida Building Code or later. An inspection that records the roof age and the area in question tells you which side of the line you are on. This is general information, not legal advice.

Do roofing contractors need a license in Florida?

Yes. Roofing work in Florida requires a state-certified or registered roofing contractor. We hold state-certified Roofing Contractor license CCC1332751, which means we may contract in any Florida county, and you can verify it on the state DBPR site at myfloridalicense.com.
