Shingle, Tile or Metal
An Acreage house typically sits alone on an open acre, with the full Florida sun overhead and little shade or wind-break around it. That exposure is the first thing we weigh when you choose between shingle, tile, metal and, on flat sections, a low-slope system. Shingle is the lower-cost route to a code-compliant roof; tile and metal are longer-lived systems with different weight, fastening and underlayment needs. As a general guide, a shingle roof in South Florida lasts 15 to 20 years and tile 20 to 30. We put no price on a diagnosis, so the estimate is free and the numbers are written for your roof.
Whichever system you choose, the product needs a valid Florida Product Approval for the installation. Palm Beach County sits inside the Florida Building Code Wind-Borne Debris Region, and the design wind speed depends on the exact address, so we confirm both for your parcel before we write the estimate. If you are unsure whether the roof needs replacing at all, start with a roof inspection in The Acreage or a roof repair look. For the insurance side, read our roof age and Florida insurance guide.
Permitting & Access
The Acreage is unincorporated Palm Beach County, so there is no Village or Town of The Acreage building department. A re-roof permit runs through the county's Planning, Zoning & Building Division at 2300 North Jog Road in West Palm Beach or online through the county's ePZB portal. A licensed roofing contractor holds the permit and is present at final inspection.
The Indian Trail Improvement District (ITID) is a special taxing district, not a homeowners' association. It maintains the roads, canals and swales and does not review roof color or material. It does matter for a re-roof: the tear-off dumpster, the material truck and the crane all cross the roadside swale and culvert, so we plan staging at the estimate rather than the morning of delivery, and the swale still has to drain when we leave.
Most of The Acreage carries no HOA, so roof-material rules are fewer than in a deed-restricted community. That is a general picture, not a universal one: some later subdivisions have their own deed restrictions, and we confirm what applies to your parcel before we settle on a material.
Next Step
Financing is available through our partner Renew Financial's RenewPACE program, designed for energy and storm-protection upgrades like impact windows and new roofs. Ask us about eligibility. If the roof is only part of the job, see roofing in The Acreage.
Also in The Acreage
A new roof is rarely the only item on the list. Impact windows, concrete and long driveways are on the construction page for The Acreage. If your home sits in a subdivision with an association, the property management page covers architectural review and approvals. Brush and debris on an acre-plus lot are handled on the land services page, and for feeding a crew or hosting an event, see the food truck page for The Acreage.
Questions, Answered
We do not put a price on a diagnosis, and a roof is chosen for the system, the product approval and the wind exposure of your address, not a flat figure. Estimates are free, and every roofing estimate includes a free wind-mitigation & energy walk-through. You get the scope and the number in writing.

It depends on the roof structure, your budget and how long you plan to stay. As a general guide a shingle roof in South Florida lasts 15 to 20 years and tile 20 to 30, and metal is another long-lived option. Any system needs a valid Florida Product Approval, and we confirm it for your address at the estimate.
ITID is a special taxing district, not a homeowners' association, and it does not review roof color or material. Most of The Acreage has no HOA, but some later subdivisions have their own deed restrictions, so we check your parcel. We also plan dumpster and truck access over the roadside swale and culvert so it still drains afterward.
A re-roof can be scheduled in any season, but the summer rainy season and hurricane season from June through November mean weather delays, so timing is worth discussing up front. Ask us at the estimate how the schedule fits your roof and the season.
