Why Greenacres Is Different

A city with its own building division, and roofs from the 1970s to the 1990s

Greenacres permits its own work. The City's Development & Neighborhood Services Building Division sits at City Hall, 5800 Melaleuca Lane, and handles plan review and inspections through its ePermit portal, separate from unincorporated Palm Beach County and from neighboring Lake Worth Beach and West Palm Beach. Replacing trusses or changing roof framing is permitted work: a licensed contractor holds the permit and is present at final inspection.

Most of the city's single-family homes and condo communities went up between roughly 1970 and 1999 as concrete block construction. A roof on a house that age has usually been re-covered at least once, and each leak that went unfixed in between is a chance for water to reach the wood beneath.

Greenacres Roofs

Cresthaven to Royal Palm Estates, what the framing tends to show

In the older block neighborhoods, such as Cresthaven, Lucerne Lakes, Lucerne Park, Sherwood Lakes and Springhill, the common finds are stained or softened decking near valleys and penetrations, and rot where a truss bears on the wall. Newer areas such as Royal Palm Estates and the Pawleys Plantation Golf & Country Club side of town, built in 2000 or later, more often need a targeted repair after a fallen limb or a failed connection than a full replacement.

Greenacres is a few miles inland, which generally puts it outside Florida's Wind-Borne Debris Region, but the Florida Building Code still requires wind-resistant construction here and the framing is what holds the covering down. We check your exact address against the current wind-speed map before we write the scope. Condo and townhome communities such as Covered Bridge and Palm Beach Villas usually need association sign-off alongside the City permit.

How We Work

Open the area, document the framing, then write the scope

We expose the damaged area, photograph what the framing shows and put the scope in writing: which members are repaired, which are replaced, and what the covering over them needs. A replacement truss follows engineered drawings for that roof. If a smaller repair is enough, we say so.

Because we hold both the roofing license and the general contractor license, the structure and the covering are one job with one accountable team. Our documented structural job is a 2021 clubhouse roof with a flying-truss set and a complete roof system, done under CGC1528750; we name no client and claim no project in Greenacres.

Proof

What we can claim on structural roof work in Greenacres

We lead with the credential stack: Florida Certified Roofing Contractor license CCC1332751 and Certified General Contractor license CGC1528750, both state certifications that let us contract in any Florida county; the written one-year workmanship warranty; and BBB A+ accreditation. We hold a Palm Beach County business tax receipt, which is a local tax registration and not a contractor license. We publish no price and no customer name we cannot document.

Questions, Answered

Roof truss replacement in Greenacres, frequently asked

Who issues the permit for a roof truss replacement in Greenacres?

The City of Greenacres, not Palm Beach County. Greenacres runs its own Development & Neighborhood Services Building Division out of City Hall at 5800 Melaleuca Lane, with an ePermit portal for applications, plan review and inspection scheduling. A licensed contractor holds the permit and is present at final inspection, and we carry the job through the City's inspections.

Is Greenacres in the Wind-Borne Debris Region, and does that change a truss repair?

Greenacres sits a few miles inland from the coast, so it is generally outside Florida's Wind-Borne Debris Region. The Florida Building Code still requires wind-resistant construction across Palm Beach County, and the connections that tie the trusses to the walls matter in every hurricane season. We check your exact address against the current wind-speed map before we write the scope.

My Greenacres home was built between 1970 and 1999. What do trusses and framing in those homes usually need?

Much of Greenacres went up in those decades as concrete block construction, in neighborhoods such as Cresthaven, Lucerne Lakes, Sherwood Lakes and Springhill. After decades of roof leaks, the framing near an old leak, a valley or a bearing point is the first place we look for water damage. We open the area, document what the framing shows, and tell you in writing whether a repair or a replacement is needed.

Can I replace one damaged truss, or does the whole roof come off?

Sometimes one member or one truss can be repaired or replaced after the covering over that area is opened. A replacement truss follows engineered drawings for that roof, and where the roof is changing, new drawings come first. If the framing is sound, we say so and do not sell work it does not need.

Do condo and townhome communities in Greenacres need association approval for roof framing work?

Often, yes. Greenacres has many condos, villas and townhomes, including Covered Bridge and Palm Beach Villas, and exterior and roof work in a community usually needs association sign-off alongside the City permit. The owner also runs BeacCorp Property Management, so a board's side of a roof project, the scope, approvals and records, is familiar ground.

Can a damaged roof frame in Greenacres be tied to an insurance claim?

It can be, when storm damage or a fallen limb caused it. Documenting the framing before anything is covered up helps, and our written scope describes what was found. What an insurer decides is up to the insurer. Every roofing estimate from us includes a free wind-mitigation & energy walk-through.

Are you licensed for both the framing and the roof, and is there a warranty?

Florida Certified Roofing Contractor license CCC1332751 and Certified General Contractor license CGC1528750 are both state certifications, so one accountable team can handle the structure and the covering. Every job carries a written one-year workmanship warranty, and we are BBB A+ accredited. Financing is available through our partner Renew Financial's RenewPACE program, designed for energy and storm-protection upgrades like impact windows and new roofs. Ask us about eligibility.
