Permitting & Survey
Jupiter is not unincorporated county. The Town runs its own Building Department at 210 Military Trail, with an online portal for applications, plan review and inspection scheduling, and a teardown here goes through that desk, not the Palm Beach County Building Division. The owner is a Florida state-certified general contractor (CGC1528750), which means he may contract in any county, and the company holds a Jupiter business tax receipt as well as the Palm Beach County one.
Power, water and gas are disconnected and confirmed before the Town will issue the demolition permit. We coordinate the disconnects and hold the permit through final, because a demolition permit left open is what stalls the rebuild permit on the same lot.
Federal asbestos rules require a survey by a qualified inspector, and a written notification, before a structure is demolished. Anything found is removed by licensed abatement first. Many Jupiter homes date from the 1970s and 80s, so lead paint is a live question: we are an EPA Lead-Safe Certified Firm (#NAT-F122701-2), and painted surfaces on a pre-1978 home are handled with contained work practices.
The structure comes down by hand where it sits against a house that stays, or with equipment where the lot allows. Concrete, masonry and mixed construction debris are separated and hauled to licensed disposal facilities in the county, the site is left clean or graded, and the permit is closed out.
