New Home Construction · The Acreage, FL
Florida State-Certified General Contractor CGC1528750
We build new homes on Acreage lots as a Florida State-Certified General Contractor: the county permit, the ITID driveway and culvert approval, the well and septic layout, and the wind and flood checks are worked out with your plans, not discovered after the slab is poured. We handle new construction from the single family house to million-dollar builds.

Why Us
The only Palm Beach County contractor who is also a certified energy engineer — the owner inspects every job. On an exposed acre with little shade, the envelope decides the summer power bill, so insulation, air sealing and openings are planned with the house, not added later. Free estimates, and a written one-year workmanship warranty on every job.
Permitting, ITID & Zoning
The Acreage is unincorporated Palm Beach County. There is no village or town building department here, so the permit goes through the county's Planning, Zoning and Building Division at 2300 North Jog Road, or online through ePZB. The district that does matter day to day is the Indian Trail Improvement District, ITID, which maintains the roads, canals and swales across roughly 37 square miles. It is a unit of local government, not an HOA, and a new driveway or culvert commonly needs its own ITID approval on top of the building permit.
Setbacks and coverage come from the county's Unified Land Development Code for your parcel's zoning district, so we read them from your parcel record and survey and do not quote them from memory. Most Acreage lots run an acre or more and most carry no HOA, but some later subdivisions have deed restrictions, and we check which applies before we finalise a design.
Wind, Flood & Site
All of Palm Beach County is in the Florida Building Code's Wind-Borne Debris Region, so every window and door on a new house must be impact-rated or protected by approved shutters, with a Florida Product Approval behind it. The county's wind maps put this inland area generally around the 140 mph design band, and we confirm the figure for your site, code edition and risk category. Flood zone comes from the FEMA map for the exact parcel, and a mapped zone can bring an elevation certificate and a set floor height, which in turn shapes the grading and drainage.
Most lots have no city water or sewer, so the plan includes a drilled well and an onsite septic system, permitted separately and fitted to the lot alongside the house, the setbacks and the driveway. Many parcels also need the back acre cleared first. Bell Land Services runs a Bobcat T740 with a 60in grapple at $1,385/day with operator, so one company can prepare the pad and build on it. Concrete trucks and equipment cross the roadside swale, so we plan access before the first delivery.

Questions, Answered
The Acreage is unincorporated Palm Beach County, so there is no town building department of its own. Permits run through the county's Planning, Zoning and Building Division at 2300 North Jog Road in West Palm Beach, or online through the ePZB portal. A licensed contractor pulls the permit and carries the build through each inspection. We are state-certified under CGC1528750, which lets us contract in any Florida county.
ITID is the Indian Trail Improvement District, a special taxing district that maintains the roads, canals and drainage swales across roughly 37 square miles of The Acreage. It is not an HOA and does not review house design. A new driveway or culvert, though, usually needs its own ITID approval separate from the county permit, because the roadside swale still has to drain afterward. We plan that access before the first delivery.
Most Acreage homesites run an acre or more and many have no HOA, but setbacks and building coverage come from the county's Unified Land Development Code for your parcel's zoning district, so they differ lot to lot. We read them from your parcel record and survey before drawing anything, and we do not quote a setback from memory. Some later subdivisions carry deed restrictions, which we also check.
Most lots here have no city water or sewer, so a new house usually means a drilled well and an onsite septic system sized to the number of bedrooms. Those are permitted separately from the house and have to fit the lot along with the setbacks, the driveway and the drainage. We lay them out with the house plan so one does not squeeze out the other.
All of Palm Beach County sits in the Florida Building Code's Wind-Borne Debris Region, so every opening needs impact-rated glazing or approved shutters with a valid Florida Product Approval. The county's wind maps place this inland area generally around the 140 mph design band, but the exact figure depends on the parcel, the code edition and the risk category. Flood zone is read from the FEMA map for your exact parcel, and a mapped zone can raise the required floor height.
Yes. Many Acreage parcels have a back half gone to Brazilian pepper, melaleuca or palmetto. Our Bell Land Services crew runs a Bobcat T740 with a 60in grapple at $1,385/day with operator, so the same accountable company can clear the pad and then build on it. We offer free estimates, and we put the build scope in writing after we have looked at the lot.
