BeacCorp manages rental homes in The Acreage from a Loxahatchee office just next door, which suits a place where every property is an acre of grass, a driveway and a culvert. Randolph Scott Bell holds Florida Community Association Manager license CAM34850, firm license CAB3255 and Certified General Contractor license CGC1528750.
The Acreage grew from platted acreage parcels, not one master-planned development. Homesites commonly run an acre or more, spaced well apart, often with a long private driveway and a back half that has gone to brush. For a landlord that changes the questions: who mows, who clears, who looks after the well and the septic tank, and who answers when the swale in front floods.
It is unincorporated Palm Beach County, and the Indian Trail Improvement District governs the roads and drainage swales. ITID does not review paint colours the way an HOA would; it makes sure the swale still drains. That is why a driveway or culvert repair on a rental may need district approval in addition to the county permit.
An acre, a culvert and a licensed manager next door.
Call and describe the property.
Because the same company also builds and clears land, a rental here can get what it needs next. For a roof, window or permit question see construction in The Acreage and roofing in The Acreage. If a back acre needs clearing before a tenant moves in, read land services in The Acreage. For a gathering on an acre lot, the food truck in The Acreage comes from the farm next door.
No. The Acreage is unincorporated Palm Beach County, so building permits run through the county Planning, Zoning & Building Division, at 2300 North Jog Road or online through the ePZB portal.
The Indian Trail Improvement District is a special taxing district, not an HOA, that maintains roads, canals and drainage swales across roughly 37 square miles. Driveway and culvert work commonly needs its own ITID approval separate from the county permit, and every delivery truck crosses the same swale, so we plan access before a repair begins.
Most of The Acreage carries no HOA, but some later subdivisions and enclaves have their own deed restrictions. We confirm what applies to the specific parcel before a lease is signed.
Homes generally have no municipal water or sewer. Septic capacity is measured in bedrooms, so a tenant-driven conversion can trigger a review, and the pump and tank belong in the maintenance plan.
That should be settled in the lease and the management agreement before move-in: what the tenant handles, what the owner pays for, and how overgrown back acreage is cleared. Our Bell Land Services crew does lot clearing, but we will not pretend that is included in management.
Palm Beach County is in the Florida Building Code Wind-Borne Debris Region, so openings must be impact-rated or protected by approved shutters. The county wind-speed maps place this inland area generally around the 140 mph band, and the exact figure depends on the parcel, code edition and building risk category.
Yes. The office is at 16140 Okeechobee Blvd in neighbouring Loxahatchee. Randolph lives and works in the same community he manages and attends association meetings himself.
