What We Do

Gutters for acre-plus Acreage roofs

Why The Acreage Is Different

The roof is big, the water has nowhere formal to go

A typical Acreage house sits alone on an acre or more, with a broad roof, long eaves and no neighbor’s wall close by. That is a lot of collecting surface and a long run of fascia. Every inch of rain on a 3,000-square-foot roof plane sheds roughly 1,870 gallons, and a Palm Beach County summer afternoon can deliver an inch or two inside an hour. If the gutter is undersized or a downspout is in the wrong spot, that water has no storm drain to find. It lands in the bed along the wall.

The rainy season, roughly June through October, is when the problems arrive together: water sheets over a full gutter, the fascia behind it stays wet, and the hangers lose their grip in softened wood. Fascia rot on a long eave is common out here, which is why we check what the gutter hangs on before we form a single foot of aluminum.

Swales, Culverts & Septic

Where the downspouts should and should not discharge

Most of The Acreage drains through roadside swales and culverts maintained by the Indian Trail Improvement District (ITID), a special taxing district rather than an HOA. Roof water has to leave your property in a way that respects those swales, so we plan downspout outlets and extensions toward the lot’s own grade and away from the slab, the driveway apron and the roadside swale. Because most Acreage homes run on a well and a septic system, we also keep discharge points off the drain-field side of the house.

The long private driveways here matter too. Our gutter machine rides in a Grumman step van and forms the aluminum at your house, so we look at the approach and the space beside the garage before the day we come. If ITID culvert or driveway work is part of your project, that approval is separate from any county building permit.

Permits & Neighborhood Rules

Unincorporated county, and mostly no HOA

The Acreage is unincorporated Palm Beach County. There is no Village or Town of The Acreage building department, so any permit question goes to the county Planning, Zoning & Building Division, which takes applications at 2300 North Jog Road and online through ePZB. Gutters alone may not need one, while fascia, decking or roof-edge work can change the answer, and where gutters are part of a re-roof the roofing permit governs the whole scope. We confirm with the county before we fabricate.

Most of The Acreage grew from platted acreage lots, so architectural review is usually lighter than in a deed-restricted community. Some later subdivisions and enclaves do carry restrictions, including colors and where downspouts may run, so we confirm what applies to your parcel before we order coil. Roofs here include shingle, tile, metal and flat sections, and each one sheds water differently: metal sheds almost instantly, which is where a 6-inch gutter and a second downspout usually earn their place. Design wind speeds in this inland part of the county sit generally in the 140 mph band, lower than the bands mapped nearer the coast, and the exact figure depends on your parcel and the code edition, so we check your address and hang to the hanger spacing and fastener length it calls for.

Proof

What we can — and can’t — claim in The Acreage

We do not have a named, photographed gutter job in The Acreage on record yet, and we would rather say that plainly than borrow a job from another town. What we bring is the credential stack: Florida Certified General Contractor CGC1528750, Certified Roofing Contractor CCC1332751, EPA Lead-Safe Certified Firm #NAT-F122701-2, and BBB A+ accreditation. These are state certifications, so we may contract anywhere in Florida. We also hold a Palm Beach County business tax receipt, the right one for unincorporated county work. Because we hold both licences, the roof, the fascia and the gutters run as one scope with one crew, backed by a written one-year workmanship warranty.

Our documented gutter work is in Royal Palm Beach (Strathmore Gate West, 2025), and the same on-site machine would form yours.

What you may need next

Also in The Acreage: a gutter run is usually the last item on a roof job, so see roofing in The Acreage if the shingles behind the gutter are tired. Our property management team serves associations that want one vendor for exterior work, and land services clears the back lot and regrades water away from the house. Questions, Answered

The Acreage seamless gutters, frequently asked

Do seamless gutters in The Acreage need a permit?

The Acreage is unincorporated Palm Beach County, so any permit comes from the county Planning, Zoning and Building Division, not a town office. Gutters alone may not need one, but replacing fascia, decking or roof edge can, and where gutters are part of a re-roof the roofing permit covers the whole scope. We confirm with the county before we fabricate.

Does my Acreage HOA or ITID have a say in gutters?

ITID is a drainage district, not an HOA, so it does not review gutter color. It does care where water ends up, and culvert or driveway work usually needs its own ITID approval. Most of The Acreage has no HOA, but some later subdivisions carry deed restrictions on colors and downspout placement, so we check your parcel before we order coil.

Why do gutters on large Acreage roofs overflow in summer?

Broad roofs collect a lot of water: every inch of rain on a 3,000-square-foot roof plane sheds roughly 1,870 gallons. In the June to October rainy season, afternoon cells can drop an inch or two in under an hour. A 5-inch gutter with too few downspouts overflows at the low end, so on long or metal roofs we often size up to 6-inch and add an outlet.

Where should downspouts drain on an Acreage lot?

Away from the slab and the driveway apron, toward the lot's own grade and the roadside swale, and off the septic drain-field side of the house. We look at where the water would land before we place an outlet, and we use extensions or splash blocks where they help.

My fascia is soft behind the gutter. Can you fix that too?

Yes. We hold a general contractor licence and a roofing licence, so when the old gutter comes down and the fascia is rotten, we repair or replace it first rather than hanging new aluminum on wet wood. Fascia rot is common on long Acreage eaves after years of overflow.

Are you licensed to do gutter work in The Acreage?

Yes. Bell Engineering and Construction Corporation holds Florida Certified General Contractor license CGC1528750 and Certified Roofing Contractor license CCC1332751, both state certifications, is an EPA Lead-Safe Certified Firm (#NAT-F122701-2) and is BBB A+ accredited.
