Greenacres Permitting
Greenacres is an incorporated city with its own Development & Neighborhood Services Building Division at City Hall, 5800 Melaleuca Lane. Applications, plan review and inspection requests go through the City’s ePermit portal, and a licensed contractor holds the permit. What Greenacres Houses Are Made Of
Much of Greenacres went up between roughly 1970 and 1999 as concrete block single-family homes, villas, townhomes and condos in neighborhoods such as Cresthaven, Lucerne Lakes, Sherwood Lakes and Covered Bridge. Pockets near the older core are earlier still, and the newer areas toward Royal Palm Estates were built from 2000 on. That mix decides the demolition plan: block walls and slabs mean heavier breaking and sorted concrete loads, while older cottages raise the lead and asbestos questions first.
Because most lots are platted suburban parcels and community lots rather than open acreage, staging is the real constraint. A dumpster or roll-off has to sit where the street, the swale and any HOA rules allow, and the haul-off trucks need a turning path that does not cross a neighbor’s driveway. Villas and condos add association approval of work hours and debris routes on top of the City permit. We walk the lot, measure the staging area and settle those points in the estimate.
