Structural Integrity Reserve Study
Advice for Jupiter, FL Condo Boards

Call (561) 779-3213 ← All Palm Beach County SIRS advice

A Florida Certified General Contractor and certified energy engineer sits down with your Jupiter board, reads the engineer's report in plain language and turns it into a ranked repair list. Advisory only: your engineer signs the study.

What Is Different About Jupiter

Jupiter is the northern edge of Palm Beach County, with the Atlantic on one side and the Loxahatchee River and Intracoastal Waterway on the other. A reserve study there is read against salt air, wind-driven rain and, for buildings on the water, flood and coastal-construction rules that an inland building never meets. The notes below are public-record facts about the place, not claims about any building we have worked on.

Its own building department
The Town of Jupiter permits its own work through its Building Department at 210 Military Trail. Roof, window, balcony and waterproofing repairs that come out of a study are permitted there, not through the county division that handles unincorporated areas.
Wind-Borne Debris Region
Jupiter is inside the Wind-Borne Debris Region of the Florida Building Code. When a study schedules windows, exterior doors or a roof covering for replacement, the replacement has to meet that standard, which is part of what the cost line must allow for.
Salt air and the water edge
Oceanfront, inlet and river buildings take constant salt exposure. Fasteners, sealants, railings, window hardware and balcony edges tend to age faster there, so remaining-life figures deserve a second look.
Coastal construction and flood
Oceanfront work can fall under Coastal Construction Control Line provisions, and buildings near the river or inlet may sit in mapped flood zones. Either can add engineering steps and time to a repair permit.
What We Do for a Jupiter Board

As a Florida Certified General Contractor (CGC1528750) who is also a RESNET Certified HERS Rater (RTIN 4516301) and a LEED Accredited Professional, I read the report from the job-site side. The Florida Certified General Contractor license is a state license, so it carries into Jupiter.

Before the engineer visits
Gathering drawings, repair records and the permit history from the Town that the engineer will ask for, and listing what residents already know about leaks, cracks and balcony or window problems.
Reading the findings
Turning the report into a plain, ranked list: urgent, can wait, certain and hedged. The questions to put back to the engineer are written down before the board meets.
Checking scope and bids
Comparing contractor bids line by line against what the report found, so one bid is not cheaper only because it leaves out an item, including the coastal and flood steps above.
Owner's-representative oversight
If the board wants it, keeping the repair sequence, inspections and change orders in view while the work is done. See owner's-representative services.

This is consulting, not legal advice and not engineering certification. For the full picture of how the milestone inspection and the reserve study fit together, go back to the Palm Beach County reserve study and milestone inspection page. Boards in neighbouring towns can see how the property division handles condominium associations in Palm Beach Gardens and Delray Beach.

Also in Jupiter. Once the report is read, the repairs usually need a builder, so see construction in Jupiter for permitted repair work. A roof that the study schedules for replacement is covered at roofing in Jupiter. A board that wants a manager to carry the schedule is served by property management in Jupiter. Sites with debris or site-prep work around a building are handled at land services in Jupiter.

Jupiter Reserve Study Questions

Do Jupiter condominiums need a structural integrity reserve study?

Florida's requirement is written for condominium and cooperative buildings of three stories or more, and it does not change at the Jupiter town line. Whether a particular building is covered, and by when, is a question for your association attorney and your engineer, because the deadlines have been amended more than once.

Who does the permitting for repairs after a reserve study in Jupiter?

Jupiter runs its own Building Department, at 210 Military Trail, rather than sending work to the Palm Beach County Building Division. Repairs the study turns up, such as roof, window, balcony or waterproofing work, are permitted through the Town. The licensed contractor on the job holds the permit.

Does Jupiter's wind and coastal setting change what a reserve study should look at?

Yes. Jupiter sits in the Wind-Borne Debris Region, so windows, exterior doors and roof coverings on a condominium are judged against that standard when they are replaced. Oceanfront and riverfront buildings add salt air that wears down fasteners, sealants, railings and window hardware faster than inland. Ask the engineer how those exposures were treated in the remaining-life figures.

Does waterfront or flood exposure matter for a Jupiter condo reserve study?

It can. Buildings near the ocean, the inlet or the Loxahatchee River may sit in mapped flood zones, and oceanfront work can fall under Coastal Construction Control Line rules that add an engineering step to a permit. Ask the engineer and the Town which rules apply to your building before the board sets a repair schedule.

Do you perform the study or sign the report for a Jupiter building?

No. The study and any milestone inspection are signed by the licensed engineer or architect Florida law names. This is advisory work: preparing the board for the engineer's visit, reading the report with the board, checking repair scope and bids, and owner's-representative oversight if the board wants it.

How much does this cost?

No figure is published here, and none is quoted before the building is understood. Your engineer or architect prices the study itself. Call (561) 779-3213 to talk through what advisory support for your building would involve.
