Delray Beach is an incorporated city and runs its own permitting through the City’s Development Services Building Division at 100 NW 1st Avenue, with an eServices portal for online applications and an ePlans system for digital plan review. Structural, roof, balcony and concrete repairs from a condo inspection are permitted through the City, not the Palm Beach County Building Division. We confirm a building is inside city limits first, since some nearby mailing addresses sit just outside the line in unincorporated county territory.
Hurricane code. All of Palm Beach County, including Delray Beach, sits in the Florida Building Code’s Wind-Borne Debris Region, so replacement openings must be impact-rated or shutter-protected. The county’s published wind maps put the oceanfront and Intracoastal parcels in a band of roughly 170 mph and up, stepping down toward the mid-160s inland toward I-95. The number for a given building depends on its parcel, the code edition and its risk category, so we read the plans.
Reserves and the milestone clock. Buildings that reach thirty years of age are first in line for the milestone inspection. Once a SIRS lists a structural item, the board has to fund it, and a manager who also holds a contractor license can scope that item without a second hand-off.
