An Acre of Flat Ground, and Where the Water Goes

The Acreage was platted as acre-plus parcels on flat, low ground, and most of it sits on well and septic. Wet-season rain and a high water table decide what a parcel can do: a house pad set an inch too low holds water against the slab, and a long driveway that is not shaped washes out at the first storm. Fill goes in where the ground is too low, excavation where a footing, a drain or a driveway base has to sit lower, and the same machine does both.

The Bobcat T740 and its 60-inch grapple push and spread fill, level a pad and dig a cut to depth, at $1,385 a day with an operator. Tell us the address and what the ground has to do when we are done, and call (561) 779-3213. The estimate is free.

Bobcat T740 with a 60-inch grapple, the machine that places fill and digs to grade on acre lots in The Acreage, Florida
The T740 that clears an Acreage back acre is the same machine that spreads fill and cuts the lot to grade afterwards.
Fill Dirt Cost: What We Quote and What We Do Not

We publish the machine rate and no per-yard price for material. The day rate covers the T740 and an operator spreading, shaping and leveling. The fill itself arrives by the load and is priced by the supplier, so we say call for a quote instead of guessing a figure that would be wrong next week.

An acre is a lot of ground, so loads add up fast on an Acreage parcel. A pad for a house is a very different order of magnitude from raising a whole low back half, and part of the free estimate is walking the parcel to say which one you are really asking for, and how many days of machine time it is likely to take.

ITID, the County and the Fill Permit Question in The Acreage

The Acreage is unincorporated Palm Beach County, so there is no town building department. Permits go through the county Planning, Zoning and Building Division at 2300 North Jog Road, or online through its ePZB portal. Sitting beside that is the Indian Trail Improvement District, a special taxing district, not an HOA, that maintains the roads, canals and drainage swales across roughly 37 square miles of the community.

Raising a parcel changes where its water goes, which is exactly what the district looks at. A higher pad can push runoff toward a neighbour or into the roadside swale, and driveway or culvert work commonly needs ITID approval of its own, separate from the county permit. Grading and fill can also trigger a permit review separate from simple clearing. We confirm which desk applies to your parcel, in writing, before the machine arrives. Our permits and regulations guide gives the county-wide picture.

Well, Septic and the Drainfield: Where the Machine Stays Out

Most Acreage parcels carry a well and a septic system, and a loaded machine across a drainfield is a repair bill nobody wants. We locate the tank, the field and the well before the first pass and keep tracked weight off them. Every dig also starts with a free Sunshine State One Call (811) utility locate, so buried power, water and cable are marked before the bucket goes in.

Because few Acreage parcels sit under an HOA, there is usually no architectural board to wait on, though some later subdivisions in and around the area carry their own deed restrictions. We check the parcel for that before we plan the job rather than assume.

Fill Dirt and Excavation in The Acreage — FAQ

How much does fill dirt and excavation cost in The Acreage?

The Bobcat T740 with a 60-inch grapple is $1,385 a day with an operator. The fill material itself is delivered by the load and priced by the supplier, so call for a quote. How many days and loads your parcel needs is worked out in the free estimate.

Do I need a permit to bring fill onto my Acreage parcel?

Often, yes. The Acreage is unincorporated Palm Beach County, so permits run through the county Planning, Zoning and Building Division, and the Indian Trail Improvement District weighs in on swales and culverts. Grading and fill can trigger a review separate from clearing. We confirm which desk applies to your parcel before we quote.

Who handles drainage in The Acreage?

The Indian Trail Improvement District, a special taxing district rather than an HOA, maintains the roads, canals and roadside swales across roughly 37 square miles. It approves work that disturbs a swale, a culvert or its right-of-way, separate from any county permit.

Can fill on my lot send water to my neighbour?

It can, which is why the district and the county look at it. A higher pad changes where runoff goes, so the grade has to be planned with the swale and the property lines in mind, not just the pad.

What happens before you dig on a well-and-septic parcel?

Every excavation starts with a free Sunshine State One Call (811) utility locate. We also find the septic tank, the drainfield and the well first and keep the machine off them.

Can you clear the parcel first and then fill it?

Yes. The same T740 clears brush and stumps and then places and levels the fill, so one crew and one licence cover both steps. Bell Land Services operates under Florida Certified General Contractor CGC1528750, and every job carries a written one-year workmanship warranty.
