What We Look At

What a Lake Worth roof inspection covers

We start at the edges and the penetrations, where most leaks begin: flashing at walls and chimneys, vents, valleys, and the line where the roof meets a porch or addition. Then we read the field of the roof for the system you actually have. On tile that means slipped, cracked or loose pieces and the underlayment you can see. On shingle it means granule loss, lifted tabs and fastener problems. On a flat or low-slope section it means ponding and seams.

You leave with a plain account of what is sound, what is aging, and what is failing, so you can decide between a repair, a section, or a replacement. If the answer is that the roof has years left, we say so.

Insurance & Roof Age

Older roofs, insurance paperwork

Much of Lake Worth is older housing, and older housing means roofs that have already been replaced once or twice. That is when insurance questions start: how old is the roof, what is it made of, and what condition is it in. Insurers set their own requirements for roof age and condition, so ask yours what it needs before you order anything. Our job is to give you an honest, documented picture of the roof and, through the wind-mitigation walk-through, to show which features of the roof and openings may count toward a credit.

After a storm, an inspection is also the first step in a claim. See hurricane roof damage claims for how that works, and roof age and Florida insurance for the age rules.

Permitting & Wind Load

Two jurisdictions, one Lake Worth mailing address

The City of Lake Worth Beach (renamed from Lake Worth by voters in 2019) has its own Building Division at 1900 2nd Avenue North and its own online permitting portal. Addresses west of the city that still carry a Lake Worth mailing address are in unincorporated Palm Beach County and permit through the County. We confirm which applies before any work is quoted, because a roof permit goes to a different office in each case.

Design wind speeds run roughly 170 to 180 mph along the beach and Intracoastal and taper somewhat west of Dixie Highway. Anything we install needs a valid Florida Product Approval for your address.

Housing Stock & Historic Districts

Bungalows, block homes and the historic districts

Lake Worth Beach's oldest homes date from roughly 1910 to 1935, with a wave of 1940s and 1950s concrete block homes around them. College Park, Old Lucerne, Northeast and Southeast Lucerne, South Palm Park and the Old Town Commercial District are local historic districts, where a re-roof needs a Certificate of Appropriateness submitted with the permit. An inspection first tells you what the roof needs before you commit to a profile or material.

Proof

What we can — and can't — claim in Lake Worth

Our confirmed Lake Worth Beach project is a wheelchair accessibility ramp built in 2025 (see the project). That is a ramp, not a roof, and we label it that way. For roofing we lead with the credential stack: Florida Certified Roofing Contractor CCC1332751, Certified General Contractor CGC1528750, EPA Lead-Safe Certified Firm #NAT-F122701-2 and BBB A+ Accreditation. We hold a Palm Beach County Business Tax Receipt, not a Lake Worth Beach one.

Other work you may need next

A roof finding often leads to something else: construction and impact windows if the openings need attention too, property and HOA management if your community runs the roof, land clearing and site work after a storm drops a tree, and America, our food truck for catering a project-finish party.

Questions, Answered

Lake Worth roof inspection, frequently asked

Who issues the permit if my Lake Worth roof needs work after an inspection?

It depends on which side of the line your address sits. The City of Lake Worth Beach runs its own Building Division at 1900 2nd Avenue North, with an online portal for applications and inspections. Many addresses that are mailed as Lake Worth sit west of the city in unincorporated Palm Beach County, which permits through the County Building Division instead. We confirm the jurisdiction for your parcel before we write the estimate. A licensed roofing contractor holds the permit and is present at final inspection.

What wind speed does a Lake Worth roof have to be built for?

All of Palm Beach County sits inside the Florida Building Code Wind-Borne Debris Region. Design wind speeds run roughly 170 to 180 mph along the beach and Intracoastal and taper somewhat west of Dixie Highway. The exact figure depends on the parcel and the code edition, so we check your address before we spec a product. Any replacement material needs a valid Florida Product Approval.

How much does a roof inspection cost in Lake Worth?

We do not put a price on a diagnosis over the phone, because what a roof needs is what sets the work. Estimates are free, and every roofing estimate includes a free wind-mitigation & energy walk-through. Call (561) 779-3213 and we will tell you what we need to see.

What is the 25% roof rule in Florida?

Under the Florida Building Code, repairing or replacing more than 25% of a roof's covering within a 12-month period has generally required bringing the whole roof up to current code. Senate Bill 4-D (2022) added an exception for roofs already built to the 2007 Florida Building Code or later. Your roof's permit-dated age decides which side of the line you are on, and the building department decides at permit. See Roof Age & Florida Insurance.

How old does a roof have to be before my insurer asks for an inspection?

There is no single age. Insurers set their own rules, and many ask about roof age and condition at application or renewal, particularly on older roofs. Ask your insurer what it will accept and what form it needs. We document what is on your roof so you have an honest record to hand over, and the free wind-mitigation walk-through that comes with a roofing estimate shows which roof features may earn a credit.

Do Lake Worth Beach's historic districts affect a roof?

They can. College Park, Old Lucerne, Northeast Lucerne, Southeast Lucerne, South Palm Park and the Old Town Commercial District are local historic districts where exterior changes, including a re-roof, need a Certificate of Appropriateness submitted with the building permit. An inspection is the right first step in those streets, because it tells you what the roof needs before you commit to a profile or material.

What roofs do you see most often in Lake Worth?

Lake Worth Beach's oldest housing dates from roughly 1910 to 1935, with a second wave of 1940s and 1950s concrete block homes around it, so many roofs are on their second or third replacement. We look at what is actually on your roof rather than assuming. Tile, shingle, metal and flat sections each have different weak points, and we inspect them accordingly.

Are you licensed to inspect and roof in Lake Worth?

Yes. Bell Engineering and Construction Corporation holds Florida Certified Roofing Contractor license CCC1332751 and Certified General Contractor license CGC1528750. Both are state certifications, so we may contract in any Florida county. We hold a Palm Beach County Business Tax Receipt and are BBB A+ Accredited. We do not claim a Lake Worth Beach municipal receipt.
