Who Permits It
Boynton Beach is an incorporated city with its own Building Division at City Hall, 100 E. Ocean Avenue, and an online permitting portal. A teardown here is permitted by the City, which is a different desk from the Palm Beach County Building Division that handles unincorporated parcels. Our state certification (CGC1528750) lets us contract in any Florida county, and we pull the demolition permit, confirm the electric, water, gas and sewer disconnects, and carry the job through the City’s final inspection.
The City will not issue a rebuild permit on a lot until the demolition permit is closed out, so on a teardown-to-rebuild we sequence the two together. The Lots
East of Federal Highway and around Ocean Avenue, the housing is mostly 1950s to 1970s stock on older platted lots, many of them narrow, with Intracoastal and canal frontage in places. That changes the staging: where a dumpster can sit, whether a machine can reach the back of the structure, and whether the job has to be done by hand with the debris carried out. If a rebuild follows, the same licensed contractor can carry it, with site clearing and grading in between and a written one-year workmanship warranty on the work.
