Royal Palm Beach is an incorporated village, chartered in 1959, that grew out of pasture and wetland into one of the county’s larger villages. Its housing is mostly single-family neighbourhoods, with condominium and townhome associations in pockets. A condo board runs a shared building: roof, walkways, structure and insurance are the association’s, and the owners pay through assessments.
Two state rules shape the calendar. The milestone inspection (s. 553.899) and the structural integrity reserve study, SIRS (s. 718.112), are aimed at condominium buildings of three or more stories, so a board starts by confirming height and certificate-of-occupancy date for each building. Permits. Royal Palm Beach runs its own Building Division out of Village Hall at 1050 Royal Palm Beach Boulevard, so structural, roof, balcony and concrete repairs on a condominium are permitted through the Village, not the Palm Beach County Building Division that covers unincorporated Loxahatchee and The Acreage. Put the Village review period and your community’s architectural review in the same repair schedule.
Hurricane code. The Village is under the Florida Building Code and outside the High-Velocity Hurricane Zone of Miami-Dade and Broward. Exterior products need a valid Florida Product Approval or Miami-Dade Notice of Acceptance, and the permit package shows it. The design wind speed comes from the building’s plans and risk category, so we leave the number to the plans.
Randolph Scott Bell is a Florida State-Certified general contractor (CGC1528750) and roofing contractor (CCC1332751), so he may contract in any Florida county.
