The Short Answer

The Acreage was platted as large residential lots, and most of what is called an association here is a property owners’ association enforcing recorded deed restrictions. A true condominium, where owners hold a unit and share title to the structure, is uncommon. If you sit on a condo board here, the job is closer to a small building than a neighbourhood: shared roofs, shared walkways, shared insurance and a declaration that says who pays for what.

Check two things before anything else. First, whether the building is three or more stories: the milestone inspection (s. 553.899) and the structural integrity reserve study, SIRS (s. 718.112), are aimed at those buildings. Second, whether your association is in fact a condominium or a POA, because the reserve and inspection rules differ. A licensed manager can read the declaration and tell you in one sitting. The Acreage is known for acreage lots, equestrian property and ranchette living, not for condominium towers. We have not named individual condo communities because we cannot verify them to the standard this page holds itself to. Condo or POA? Start with the documents
A lot of Acreage associations are POAs, not condominiums. The recorded declaration decides which Florida chapter governs the board, and that decides whether reserves and structural inspections are on your calendar at all.
Unincorporated, so the county decides
The Acreage is unincorporated Palm Beach County. Building and remodeling permits run through the county rather than a village or city hall.
ITID is a separate bill
The Indian Trail Improvement District charges its own road and drainage assessment to each parcel. Keep it out of the association budget so owners can see what is dues and what is district.
Well, septic and shared systems
Many Acreage parcels run on well water and septic. Where a small condo group shares a system, a failure is a common-element repair the board has to fund, which is why reserve planning matters even in a small association.

Permits. The Acreage is unincorporated, so a condominium board’s structural, roof, balcony and concrete permits go through the Palm Beach County Building Division, the same office as nearby Loxahatchee and unlike neighbouring Royal Palm Beach, which permits through its own Village. Read the engineer’s report and the county’s submittal list together before promising owners a start date.

Hurricane code. The Acreage is under the Florida Building Code and outside the High-Velocity Hurricane Zone of Miami-Dade and Broward. Exterior products on a condo building need a valid Florida Product Approval or Miami-Dade Notice of Acceptance, and the permit package shows it. The design wind speed is set by the building’s plans and risk category, so we do not print a number here.

Licensed in Florida, Not Just Local

Randolph Scott Bell is a Florida State-Certified general contractor (CGC1528750) and roofing contractor (CCC1332751), so he may contract in any Florida county. For The Acreage we claim the Palm Beach County business tax receipt only; a receipt is a local business tax registration, not a contractor licence. Bell Engineering and Construction Corporation (DBA BeacCorp Property Management) has operated continuously since February 2009 and is a BBB A+ Accredited Business.
