What makes a Royal Palm Beach rental different

Royal Palm Beach is an incorporated village, chartered in 1959, with its own Building Division at Village Hall on Royal Palm Beach Boulevard. Permits for a roof, window or structural repair on a rental are issued by the Village, not by the Palm Beach County Building Division, and the Village runs e-permitting. An owner who is used to the process in neighbouring Wellington cannot assume it carries over.

There is no lower-wind exception to hunt for here: all of Royal Palm Beach sits in the Wind-Borne Debris Region, so replacement openings must be impact-rated or shuttered to an approved standard, with local design pressures of roughly 140 to 160 mph. That is useful to a landlord, because the question is never whether a failed window needs a rated product, only which one.

Six decades of housing, three kinds of landlord

The original Colony section near the south end of Royal Palm Beach Boulevard, along with The Willows and La Mancha, was built out from the 1960s through the 1980s. A rental there is often on its first or second roof and may still carry original windows, so the management plan starts with a condition read before the lease, not after the first leak. Counterpoint Estates and Crestwood, on generous lots, suit owners who plan repairs and small improvements between tenants.

The gated era came next: Madison Green, built around 2000 to 2004 as some 1,350 homes across eleven sub-developments around its golf course, followed by Portosol, Victoria Grove, Bella Terra, Saratoga Pines and Nautica. Those homes were framed to stronger codes and are usually under HOA architectural review, so most of a landlord's repair decisions pass through an association before they pass through a contractor.

Leases, associations and who answers

In a gated community the association can require tenant approval, set lease minimums and control exterior changes. BeacCorp manages associations under CAM34850 and CAB3255 and Randolph attends the association meetings himself, so a rental owner here gets a manager who has sat on the other side of the approval desk. The monthly owner statement shows rent collected, expenses paid and the net, and every repair is dispatched and closed out against the ledger.

Royal Palm Beach Rental Management — FAQ

Who permits repairs on a Royal Palm Beach rental?

The Village of Royal Palm Beach, through its own Building Division at Village Hall on Royal Palm Beach Boulevard, not the Palm Beach County Building Division. The village uses e-permitting, and a licensed contractor must hold the permit for roof and window work.

Is all of Royal Palm Beach in the wind-borne debris region?

Yes. The whole village sits in the Florida Building Code Wind-Borne Debris Region, so replacement openings must be impact-rated or shuttered to an approved standard, with local design pressures of roughly 140 to 160 mph.

Will my Madison Green or gated-community HOA approve a tenant?

Many gated communities require approval of a tenant and set minimum lease terms, so check your declaration before listing. Call (561) 779-3213 and we will read it with you and plan the approval time into the lease.

What should I check on an older Colony-area rental?

Roof age and original windows. Homes built from the 1960s through the 1980s are often on their first or second roof, and both affect insurance and tenant comfort, so a condition review before the lease is worth more than a repair after it.

Do you manage a single home or only associations?

Both. BeacCorp manages HOA and condominium associations under CAM34850 and CAB3255 and also looks after individual rental homes for owners.

What does management cost in Royal Palm Beach?

We do not publish a number here, because a fair fee depends on the property and the scope. Call (561) 779-3213, and see our property management fees guide for how percentages, leasing fees and renewals are usually structured.

Also in Royal Palm Beach. Royal Palm Beach owners often need a second trade after a tenant turnover: a roof or window finding goes to roofing, a permitted repair or concrete walkway goes to construction, an overgrown lot or storm debris goes to land services, and the food truck serves owners and associations who host a community event.
