If you rent out a house, villa, townhome or condo in Greenacres, BeacCorp Property Management handles the leasing, rent, repairs and monthly statements for you. Randolph Scott Bell holds Florida Community Association Manager license CAM34850 and firm license CAB3255, and Greenacres is a short run from our Loxahatchee base along Lake Worth Road and Jog Road.
Greenacres has more than 17,000 homes across single-family houses, villas, townhomes and condos, and a large share went up between roughly 1970 and 1999 as concrete block construction. Communities such as Cresthaven, Lucerne Lakes, Lucerne Park, Sherwood Lakes, Springhill and Covered Bridge are in that group, while newer neighborhoods such as Royal Palm Estates and the area around Pawleys Plantation Golf and Country Club date from 2000 or later near the western edge of the city.
For a rental owner the age spread is the point. A 1970s or 1980s block home is often past its original roof's rated life and still carries builder-grade windows, while a 2000s home may only need routine upkeep. We price a management plan to the age and condition of the actual house.
Greenacres runs its own Development and Neighborhood Services Building Division from City Hall at 5800 Melaleuca Lane, with an online permit portal, and it is separate from unincorporated Palm Beach County and from neighboring Lake Worth Beach and West Palm Beach. When a tenant's repair needs a permit, the permit is pulled through the City.
Many Greenacres rentals sit inside condo or HOA communities, and an association commonly wants a lease application and approval before a tenant moves in. Because BeacCorp also manages associations, we know what those applications ask for and how long a board usually takes to review them, and we gather the paperwork up front so a vacancy does not sit.
Greenacres sits a few miles inland, so it is generally outside the Wind-Borne Debris Region, but the Florida Building Code still requires wind-resistant construction across the county. The city also has a hurricane history: it was incorporated in 1926, the same year as the Great Miami Hurricane, and was hit again in 1928. Roofs and openings on aging block homes are worth inspecting every year before storm season.
Insurance carriers look closely at roof age, so we keep a roof and window record for every managed rental and flag the year a replacement becomes likely, giving the owner time to plan.
One licensed manager, one phone number.
Owners of Greenacres rentals often need a trade next. When a 1970s block home is due for a new roof or windows, our Greenacres construction page explains the city permit and the work. For a roof on its own, see roofing in Greenacres. If you hold a lot that needs clearing or grading, see land services in Greenacres. And for a community event or a catered meal, our food truck page for Greenacres covers it.

Greenacres is a few miles inland and generally outside the Wind-Borne Debris Region, but the building code still requires wind-resistant construction. Many owners choose impact-rated openings anyway for insurance and to avoid shutters.
Many do. Communities such as Covered Bridge and Lucerne Lakes can require a lease application and approval before move-in. We check the governing documents and gather the paperwork before the unit is listed.
Expect the original roof to be at or past its rated life and the windows to be builder-grade. We inspect, record the condition, and tell you what needs doing now and what can wait.
Both. BeacCorp manages HOA and condominium associations under CAM34850 and CAB3255 and also looks after individual rentals. Call (561) 779-3213 and describe the property.
We do not publish a number, because a fair fee depends on the property and the scope of work. Call (561) 779-3213 and ask, and read our property management fees guide to see how fees are usually structured.
