A Palm Springs rental is usually one of two things, and each needs different handling. About two-thirds of the Village's housing is single-family homes on individually owned lots, where the owner and the Village are the only parties who have to sign off. The rest sits in condominium communities, where an association has its own rules on who may rent, for how long and after what approval. A manager who treats the two the same will lose time on one of them.
BeacCorp is owner-operated. Randolph Scott Bell holds Florida Community Association Manager license CAM34850 and firm license CAB3255, lives and works in the same community he manages, and is also a Certified General Contractor (CGC1528750), so a repair on your rental is scoped by the person managing it. The company has operated continuously since 2009.
We do not publish a management fee on this page, because a fair fee depends on the property and the scope. Our property management fees guide explains how fees are usually structured so you can compare proposals on the same terms.
The Village runs its own permit desk. Palm Springs is an incorporated Village with its own Planning, Zoning & Building Department at 226 Cypress Lane, not the Palm Beach County Building Division that covers unincorporated areas. If a turnover repair needs a permit, such as a water heater, a re-roof or a window replacement, it is pulled through the Village.
Wind. Per Palm Beach County's Figure 1609.3(1) ultimate design wind speed map (Risk Category II), the whole Village falls in the 170 mph band. A replacement window or door has to be Florida Product Approved to that standard, and the same band is why insurers ask landlords for roof age and wind-mitigation details before they price a policy.
Condos with their own rules. Communities such as Lake Clarke Gardens, a 55+ condominium community, and Lakeside Village Condominiums govern roof colour, material and often the lease itself. Before a unit is listed, the declaration and any lease-approval step should be read, because an unapproved tenant is the association's problem and then yours. Single-family lots without an HOA skip that layer, so the lease and the Village are what matter.
Neighbouring towns. Many owners here also hold property along the Lake Worth corridor. If that is you, see our Lake Worth rental management and Greenacres rental management pages, which cover the next two towns on the same drive.
Read the lease rules first: the association documents for a condo, the lease itself for a single-family house. Confirm with the Village whether any registration or inspection applies to the address before a tenant moves in. Check the roof and the window schedule against the 170 mph band. Then set the repair-approval limit in writing so the manager knows what can be fixed without a call to you.
Deposit deadlines, notices and eviction timing are covered in the Florida Landlord-Tenant Guide. Owners who spend part of the year away may also want home watch in Palm Springs between tenants.
Palm Springs owners usually need the rest of the property next. A rental that has been through a hurricane season often needs its roof looked at: see roofing in Palm Springs. Turnover repairs and permitted work are covered by construction in Palm Springs. A lot with overgrowth or storm debris is a job for land services in Palm Springs, and a tenant event or an owner's party can be catered by the AMERICA food truck in Palm Springs.

Often yes. Condominium communities such as Lake Clarke Gardens and Lakeside Village Condominiums set their own rules on renting, so read the declaration and any lease-approval step before you list the unit.
Palm Beach County's ultimate design wind speed map places the whole Village in the 170 mph band. New or replacement windows and doors need a Florida Product Approved unit rated to that standard.

Both. BeacCorp manages HOA and condominium associations under CAM34850 and CAB3255 and also manages individual rental homes, which means the person handling your house understands the association rules around it.
