Lake Worth Or Lake Worth Beach: Which Rules Apply

People say Lake Worth for two different places. Lake Worth Beach is the incorporated city, renamed by its voters in 2019, with its own Building Division at 1900 2nd Avenue North. The unincorporated area west of it is also called Lake Worth, and it permits through the Palm Beach County Building Division. For a landlord that matters in practice: it decides who issues a repair permit and how long a turnover can take. We check the parcel before we promise a schedule.

Bungalows, Block Ranches And Historic Review

Much of the oldest housing in Lake Worth Beach was built between roughly 1910 and 1935, wood-frame bungalows in College Park and Old Lucerne especially, followed by a wave of 1940s and 1950s concrete block homes and 1970s ranches west of Dixie Highway. Older stock means original wood windows, roofs on a second or third replacement, and plumbing and wiring that predate current code. Those are the details a tenant calls about first.

The city also has local historic districts: College Park, Old Lucerne, Northeast Lucerne, Southeast Lucerne, South Palm Park and the Old Town Commercial District. Exterior changes, additions and demolitions inside them need a Certificate of Appropriateness alongside the building permit. If your rental is in one, we plan a roof or window repair around that review rather than discovering it mid-job.

Salt Air, Storms And Keeping A Rental Sound

Lake Worth Beach fronts the Atlantic and sits inside the Florida Building Code's Wind-Borne Debris Region, so replacement openings must be impact-rated or shutter-protected. Design wind speeds run roughly 170 to 180 mph along the beach and the Intracoastal and taper somewhat west of Dixie Highway. Salt air also wears on hardware, screens, fascia and air-conditioning equipment faster than inland, so for coastal rentals we favor scheduled inspections over waiting for a failure.

Between tenants we walk the unit with the outgoing and incoming tenant's condition in mind, record what we find, and scope the repair list before the next lease starts.

Lake Worth Rental Management — FAQ

Is a rental in Lake Worth permitted by the city or the county?

It depends on the address. Lake Worth Beach is an incorporated city with its own Building Division at 1900 2nd Avenue North, while the unincorporated area west of it permits through the Palm Beach County Building Division. We confirm the parcel first.

Does a historic district change repairs on my Lake Worth rental?

It can. Inside districts such as College Park or Old Lucerne, exterior changes need a Certificate of Appropriateness alongside the building permit. We plan roof and window work around that step.

Are impact windows required on a Lake Worth rental?

Replacement openings must be impact-rated or protected by approved shutters because the area is in the Wind-Borne Debris Region. Design wind speeds run roughly 170 to 180 mph near the beach and Intracoastal and taper west of Dixie Highway.

Can you manage an older 1920s bungalow as a rental?

Yes. Older bungalows are a large share of the local stock. We inspect first, record the condition, and scope repairs to the age of the house rather than a one-size package.

Do you manage one Lake Worth rental home or only associations?

Both. BeacCorp manages HOA and condominium associations under CAM34850 and CAB3255 and also looks after individual rentals. Call (561) 779-3213 and describe the property.

What does rental management cost in Lake Worth?

We do not publish a number, because a fair fee depends on the property and the scope of work. Call (561) 779-3213 and ask, and read our property management fees guide to see how fees are usually structured.
